SUBJECT: PLANNING COMMISSION ACTIONS -MEETING OF JULY 10, 2018
RECOMMENDATION:
The City Council is requested to receive and file the Planning Commission
(Commission) actions from their meeting of July 10, 2018.
BACKGROUND:
On July 10 , 2018, the Commission held their regularly scheduled meeting.
ANALYSIS:
The following is a summary of actions taken at the July 10 , 2018 meeting:
1. ROLL CALL:
Present: Commissioner-Haddad, Lee, O'Leary, Vice-Chair Cordes, Chair
Marston
Absent: Commissioner-None
Excused: Commissioner-None
2 . REORGANIZATION OF PLANNING COMMISSION
A. The Commission took the following actions:
Commissioner O'Leary was elected as Chair. Commissioner Lee was
elected as Vice-Chair.

3. CONSENT CALENDAR
The Commission approved the minutes from their regular meeting of June 26,
2018.
4. PUBLIC HEARING
A. A MODIFICATION OF A CONDITIONAL USE PERMIT TO EXTEND THE
HOURS OF OPERATION FOR ONO HAWAIIAN BBQ RESTAURANT. THE
EXISTING HOURS ARE FROM 11 :00 A.M . TO 8:00 P:M. THE PROPOSED
HOURS ARE FROM 11 :00 A.M . TO 9:30 P.M. THE APPLICATION ALSO
INCLUDES A REQUEST FOR OUTDOOR DINING FOR UP TO 12 SEATS
The Commission approved a request to extend business hours but denied
the request for outdoor dining at Ono Hawaiian BBQ, 5819 Rosemead
Boulevard located within the Temple City Marketplace Shopping Center.
The Commission supported the request to increase the hours of operation
as othe r restaurants in the shopping center are open until 10 p.m. or later.
However, outdoor dining will result · in a higher demand for parking in a
shopping center with an existing deficiency , therefore the Commission did
not support this request. The property is located in the CC , Commercial Core
of Crossroads Specific Plan, and is designated as Mixed Use-Specific, by
the City's General Plan .
B. MODIFICATION OF A CONDITIONAL USE PERMIT TO INCREASE THE
HEIGHT OF A FREESTANDING SIGN FROM 11 FEET, 8 INCHES TO 13
FEET, 8 INCHES. THE ORIGINAL CONDITIONAL USE PERMIT WAS
APPROVED ON JANUARY 23 , 2018
The Commission approved a request to increase the height of a
freestanding changeable-copy sign to 13 feet , 8 inches at 4509 Temple City
Boulevard . The sign structure is designed to imitate the architecture of the
building on the site. The sign is located in front of the business along the
northern property line . The property is located in the C-2 , zone , and is
designated as Commercial by the City's General Plan .

6 . COMMUNICATIONS-None
7. UPDATE FROM THE PLANNING MANAGER
Planning Manager Reimers updated the Commission that the City Council upheld
City Council .

their decision to deny a request to convert an unpermitted storage area into an
ADU, of a fire that affected several residences on La Rosa Drive, and that the next
zoning code update item will be discussed August 28.
8. ADJOURNMENT
The Commission meeting was adjourned at 8:18p .m.
CITY STRATEGIC GOALS:
Reviewing the Commission actions of July 10 , 2018, furthers the City's Strategic Goals
of Citizen Education and Communication .
FISCAL IMPACT:
This item does not have an impact on the Fiscal Year 2018-19 City Budget.
