SUBJECT: PLANNING COMMISSION ACTIONS-MEETING OF MAY 22,2018
RECOMMENDATION:
The City Council is requested to receive and file the Planning Commission
(Commission) actions from their meeting of May 22, 2018.
BACKGROUND:
On May 22 , 2018 , the Commission held their regularly scheduled meeting .
ANALYSIS:
The following is a summary of actions taken at the May 22, 2018 meeting :
1. ROLL CALL:

Absent: Commissioner -None
Excused: Commissioner-None
2 . CONSENT CALENDAR
The Commission approved the minutes from their regular meeting of May 8 , 2018.

3. PUBLIC HEARING
A. A REQUEST OF AN EXISTING RESTAURANT (SIMMER HUANG) FOR A
MODIFICATION OF ITS CONDITIONAL USE PERMIT (APPROVED ON
AUGUST 25, 2015) TO SERVE BEER AND WINE
The Commission approved a request by Simmer Huang located at 5728
Rosemead Boulevard , Unit 107 to modify their existing Conditional Use
Permit to sell beer and w ine as an ancillary use. The restaurant is located in
the first unit from the north in Building 2 of Camellia Square , with a floor
area of 2 ,600 square feet. Four restaurants in the same shopping center
(Summer Rolls, Kang Ho Dong Baekjeong Korean Barbecue, Bistro Na 's,
and Oyster Bar) have been approved to serve alcoholic beverages. The
property is located in the CC, Commercial Core of Crossroads Specific Plan,
and is designated as Mixed Use-Specific, by the City 's General Plan.

6. COMMUNICATIONS
A. ZONING CODE UPDATE-R-1, SINGLE FAMILY RESIDENTIAL ZONE
DISTRICT
The Commission opined and gathered public input regarding the proposed
changes to the R-1 Single-Family Residential District to reflect the recently
adopted Mid -Century General Plan . Most of the ex isting code remains ,
though wording has been amended as needed to help with implementation
and some requirements are proposed to be modified to result in higher
quality development. Proposed changes and topics discussed included
allowable uses, development, design, and architectural standards , floor area
ratio incentives, hardscape, and landscaping .
7. UPDATE FROM THE PLANNING MANAGER
Planning Manager Reimers stated that a workshop for multi-family developments
will be discussed at the meeting of June 26 , a revised section of the code will be
presented in September, and the final zoning code amendments to reflect the
General Plan will be completed in 2019. He updated the Commission regarding
the upcoming annual budget noting that development impact fees have been
included.

The Commission meeting was adjourned at 9:27 p.m.

Reviewing the Commission actions of May 22, 2018, furthers the City's Strategic Goals
of Citizen Education and Communication.

This item does not have an impact on the Fiscal Year 2018-19 City Budget.
