Coyne, Management Analyst SUBJECT: FINAL SUBDIVISION MAP APPROVAL FOR PARCEL MAP NO. 74671, A FLAG LOT SUBDIVISION AT 6122 SULTANA AVENUE RECOMMENDATION: The City Council is requested to : 1. Review and approve the final subdivision map for Parcel Map No. 74671 (Attachment "A"); and 2. Authorize the City Clerk to certify Parcel Map No. 74671 . BACKGROUND: 1. On October 26, 2016 , the City received the tentative parcel map proposing a lot split subdivision for the property located at 6122 Sultana Avenue. Following the submittal, the tentative parcel map was forwarded to the Los Angeles County Fire Department, the City's Building and Engineering Divisions , and the local utility companies for review and comments . 2 . On May 9, 2017, at a noticed public hearing , the Planning Commission reviewed and approved the tentative parcel map and site plan review. 3. On August 24, 2017, the Los Angeles County Fire Department completed the final map review and issued approval. 4. On March 26, 2018, the City's Building and Engineering Division completed the final map review and issued approval. 5. On May 10, 2018 , demolition of the exist ing structures on the property was finalized. City Council July 3, 2018 .Page 2 of 2 The demolition is a condition of approval which is required prior to the final map approval. ANALYSIS: The tentative parcel map is prepared for the subdivision of an existing single-family residential lot into two lots (Flag Lot Subdivision). The tentative map was approved based upon the conclusion that the project would be consistent with the General Plan and Zoning Code. The approval of the tentative map is valid for two years with the expiration date set as May 9, 2019. The City's Building and Engineering Division has reviewed and certified the final map and the applicant has paid the required deposit for the right-of-way improvements. The applicant also received approval from the Los Angeles County Fire Department. Based on the conclusion that the conditions of approval have been fulfilled and that the final map is in substantial compliance with the tentative map , staff requests that the City Council approve the final map. Approving the final map would allow the property owner to record the map and to start the construction of a single -family residence on each lot. CITY STRATEGIC GOALS: Approval of final Parcel Map No. 74671 will further the City 's Strategic Goal of Economic Development.
