ORDINANCE NO.
AN ORDINANCE OF THE CITY OF JEFFERSON, MISSOURI, CHANGING, AMENDING, AND
MODIFYING THE ZONING MAP OF THE ZONING CODE OF THE CITY OF JEFFERSON, BY
REZONING 0.56 OF AN ACRE LOCATED IN THE 3500 BLOCK OF CHAPEL HILL ROAD FROM
M-1 LIGHT INDUSTRIAL TO RA-2 HIGH DENSITY RESIDENTIAL AND ENDORSING AN
AMENDMENT ON THE DEVELOPMENT PLAN MAP OF THE COMPREHENSIVE PLAN TO
REFLECT SUCH CHANGE,
WHEREAS, It appears that the procedures set forth in the zoning code relating to zoning have in
all matters been complied with.
WHEREAS, The zoning ordinance requires consistency between the comprehensive plan and
the zoning map and the proposed zoning change would necessitate a change to the
Comprehensive Plan Development Plan Map.
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON,
MISSOURI, AS FOLLOWS:
Section 1. The following described real estate is rezoned from M-1 Light Industrial to RA-2
High Density Residential:
A part of Reserved Tract B of Chapel Hill Commons Section Four, a plat of
• record in Plat Book 12, page 348, Cole County Recorder's Office, being a part of
Fractional Section 4, Township 44 North, Range 12 West, Cole County, Missouri,
more particularly described as follows: From the southwesterly corner of said
Reserved Tract B of Chapel Hill Commons Section Four, thence N76'37'55"E,
along the southerly boundary of said Reserved Tract B, 212.50 feet; thence
N52'54'07"E, continuing along southerly boundary of said Reserved Tract B,
205.46 feet to the POINT OF BEGINNING for this description; thence
N52-08'06"E, 209.01 feet to a point on the northerly boundary of said Reserved
Tract B; thence SO4'10'58"E, 175.96 feet to a point on the southerly boundary of
said Reserved Tract B; thence S60'49'52"W, along the southerly boundary of
said Reserved Tract B, 144.38 feet; thence N23'45'45"W, along the southerly
boundary of said Reserved Tract B, 128.46 feet to the point of beginning.
Containing 24,534 sq. ft.
Section 2. An amendment to the Comprehensive Plan Development Plan Map is hereby
endorsed to reflect the changes for the land described in Section 1 from Industrial to High Density
Residential land use designation.

Rezoning and Associated Comprehensive Plan Map Amendment
3500 Block of Chapel Hill Road
The City Council of the City of Jefferson, Missouri, will hold a public a hearing on Monday,
August 15, 2005 at 6:00 p.m. in the Council Chamber of the John G. Christy Municipal Building,
320 East McCarty Street, to consider rezoning approximately 0.56 of an acre located in the
3500 Block of Chapel Hill Road from M-1 Light Industrial to RA-2 High Density Residential and
an associated amendment to the Development Plan Map of the City's Comprehensive Plan to
reflect the zoning change:
Section 1. Property Description. A part of Reserved Tract B of Chapel Hill Commons Section
Four, a plat of record in Plat Book 12, page 348, Cole County Recorder's Office, being a part of
Fractional Section 4, Township 44 North, Range 12 West, Cole County, Missouri, more
