As the LCOR for this lease, your primary responsibilities are as follows: 1. Act as the technical liaison between the Lessor and the Lease Contracting Officer (LCO). Represent the LCO as the primary contact with the Lessor and/or their designated representative, responsible for monitoring the day-to-day compliance of the Lessor's performance and delivery of services, utilities and maintenance as required under the terms of the lease. encroaching 2. Have a working knowledge of the lease, including the fire, safety and energy conservation provisions. Know who to contact in the event of an emergency related to the well-being and safety of the employees and government owned property in the leased space. 3. _Monitor the--property/premises and conduct periodic inspections to ensure the Lessor is meeting the requirements of the lease. Use a common-sense approach when any potential hazards are identified. Report and document deficiencies to the Lessor and/or the LCO as problems arise and follow-up when necessary to ensure the Lessor takes corrective action and the deficiencies get resolved. Inform the LCO in a timely manner if the Lessor does not respond to requests to comply with the terms of the lease. 4. Receive and coordinate complaints and requests regarding the leased property. Initiate preliminary communications/discussions to achieve compliance with the lease requirements or resolve deficiencies. 5. Maintain and keep current an LCOR lease file including records of conversations with the Lessor and/or LCO, both oral and electronic, letters, inspection reports, e-mails, records of the Lessor's performance, documentation provided by the LCO, etc. 6. Coordinate modifications and alterations between the Lease Contracting Officer (LCO) and the Lessor. 7. Perform other lease management tasks and enforcement duties as required or at the direction of the LCO. The following actions are reserved for the Lease Contracting Officer: 1. Conduct condition surveys prior to occupancy for leases with an annual rent of $10,000 and over. 2. Negotiate and approve any changes and amendments to the lease contract. 3. Approve and authorize proposed alterations and modifications to the leased facility/premises including Waivers of Restoration. 4.__ Authorize and process rental adjustments, reimbursements and deductions. _ _ 5. Authorize the Unit to secure any required services/utilities/maintenance/repairs the Lessor fails to provide. 6. Withhold or reduce rental payment(s) due to noncompliance of the Lessor not meeting lease requirements. 7. Negotiate settlement of lease contract claims and disputes. 8. Approve assignment of claims. 9. Negotiate and approve lease renewals, extensions and terminations.
