SUBJECT: FINAL SUBDIVISION MAP APPROVAL FOR PARCEL MAP NO. 73435, A
LOT SPLIT SUBDIVISION AT 5424 TEMPLE CITY BOULEVARD
RECOMMENDATION:
The City Council is requested to:
1. Review and approve the final subdivision map for Parcel Map No. 73435
(Attachment "A"); and
2. Authorize the City Clerk to certify Parcel Map No. 73435 .
BACKGROUND:
1. On March 25, 2015 , the C ity received the tentative parcel map proposing a lot split
subdivision for the property located at 5424 Temple City Boulevard. Following the
submittal, the tentative parcel map was forwarded to the Los Angeles County Fire
Department, the City's Building and Engineering Divisions, and the local utility
companies for review and comments.
2. On January 12 , 2016 , at a noticed public hearing, the Planning Commission
reviewed and approved the tentative parcel map and site plan review. The approval
granted an initial life of two years with the expiration date set as January 12, 2018 .
3. On April 21 , 2017, the City's Building and Engineering Division completed the final
map review and issued approval.
4 . On November 28 , 2017 , the applicant submitted the request of a time extension for
the tentative parcel map and site plan review. The time extension was needed for
the applicant to complete the final map processing with the City.

5 . On December 13 , 2017, the Los Angeles County Fire Department completed the
final map review and issued approval.
6. On February 13, 2018 , at a noticed public hearing , the P lann ing Commission
reviewed and approved a one-year time extension for the tentative parcel map and
site plan review.
7. On September 9, 2018, demolition of the existing structures on the property was
finalized. The demolition is a condition of approval, which is required prior to the final
map approval.
ANALYSIS:
A tentative parcel map and site plan review was submitted for a lot spl it subdivision. The
tentative map and site plan review was approved based upon the conclusion that the
project would be consistent with the General Plan and Zoning Code. The approval of the
project was valid for two years, but the applicant could not final the subdivis ion map w ithin
the time period. The applicant applied for a time extension of the tentat ive map and site
plan review, which was granted by the Planning Commission .
The City's Building and Engineering Division has reviewed and certified the final map and
the applicant has paid the required deposit for the right-of-way improvements. The
applicant also received approval from the Los Angeles County Fire Department. Based
on the conclusion that the conditions of approval have been fulfilled and that the fina l map
is in substantial compliance with the tentative map, staff requests that the City Council
approve the final map. Approving the final map would allow the property owner to record
the map and to start the construction of the lot split subdivision project.
CITY STRATEGIC GOALS:
Approval of final Parcel Map No. 73435 will further the City's Strategic Goal of Economic
Developme nt.
FISCAL IMPACT:
Approval of this item will not have an impact on the City's budget for Fiscal Year 2018-19
