AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY
OF TIFFIN, IOWA, TO REZONE A PORTION OF ANDERSEN ADDITION
FROM R-2 to R -1C, IN THE CITY OF TIFFIN, IOWA, JOHNSON COUNTY,
IOWA, AND AS LEGALLY DESCRIBED HEREIN
BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA:
Section 1. Purpose. The purpose of this ordinance is to amend the
official zoning map of the City of Tiffin, Iowa, concerning a portion of
Andersen Addition, Tiffin, Johnson County, Iowa, attached hereto and
incorporated herein.
Section 2. Amendment. The following legally described
property:
DESCRIPTION REZONING PARCEL (R-2 TO R -1C)
A PORTION OF THE SOUTHEAST QUARTER OF THE NORTHEAST QUARTER OF SECTION 21, AND A
PORTION OF THE SOUTHWEST QUARTER OF THE NORTHWEST QUARTER OF SECTION 22, ALL OF
TOWNSHIP 80 NORTH, RANGE 7 WEST, OF THE FIFTH PRINCIPAL MERIDIAN, TIFFIN, JOHNSON
COUNTY, IOWA, DESCRIBED AS FOLLOWS:
Commencing at the Northwest Corner of the Southeast Quarter of the Northeast Quarter of
Section 21, Township 80 North, Range 7 West, of the Fifth Principal Meridian, Tiffin, Johnson
County, Iowa; Thence N89°40'31"E, along the North Line of said Southeast Quarter of the
Northeast Quarter, 707.99 feet; Thence S50°01'23"E, 710.33 feet, to the Point of Beginning;
Thence 561°24'25"E, 151.37 feet; Thence S33°07'03"W, 119.49 feet; thence Southwesterly,
278.28 feet, along a 1000.00 foot radius curve, concave Southeasterly, whose 277.39 foot chord
bears S25°08'43"W; Thence N61°24'25"W, 220.61 feet; Thence Southwesterly, 422.98 feet,
along a 402.00 foot radius curve, concave Southeasterly, whose 403.74 foot chord bears
S88°27'00"W; Thence Northwesterly, 1060.34 feet, along a 242.50 foot radius curve, concave
Northeasterly, whose 396.00 foot chord bears N31°47'25"W; Thence Northeasterly, 840.32 feet,
along a 798.00 foot radius curve, concave Southeasterly, whose 802.03 foot chord bears
N88°25'33"W; Thence 561°24'25"E, 61.98 feet, to the Point of Beginning. Said Rezoning Parcel
contains 11.21 Acres, and is subject to easements and restrictions of record.
shall be changed from zoning classification R-2 (Two -Family) to R-1 C
(Single -Family, Low -Density), that the official zoning map of the City be
amended to reflect the change described herein.
Section 3. Repealer. All ordinances or parts of ordinances in
conflict with the provisions of this Ordinance are hereby repealed.
Section 4. Severability. If any section, provision, or part of this
ordinance shall be adjudged to be invalid or unconstitutional, such
adjudication shall not affect the validity of the ordinance as a whole, or
any section, provision, or part thereof not adjudged invalid or
unconstitutional.
Section 5. Effective Date. This ordinance shall be in effect after
its final passage, approval, and posting as provided by law.
On the 5th day of July, 2022, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Orris introduced Ordinance No.
2022-496, and moved that it be given its first reading. The motion was
seconded by Councilperson Olney.
Ayes: Olney, Orris, Schnedler, Limkemann, Havens.
Nays: None
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and Ordinance No.
2022-496, was read the first time, discussed, and placed on record.
On the 19th day of July, 2022, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Schnedler introduced Ordinance No.
2022-496, and moved that it be given its second reading. The motion
was seconded by Councilperson Limkemann.
Ayes: Havens, Olney, Orris, Schnedler, Limkemann
Nays: None
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and Ordinance No.
2022-496, was read the second time and discussed and placed on
record.
On the 2nd day of August, 2022, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Limkemann introduced Ordinance
No. 2022-496, and moved that it be given its third and last reading. The
motion was seconded by Councilperson Havens.
Ayes: Orris, Olney, Havens, Schnedler, Limkemann.
Nays: None.
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and the ordinance was
passed and adopted.
Whereupon the Mayor declared that Ordinance No. 2022-496 be adopted
and signified his approval of same by fixing his signature thereto. Passed
by the Council on the 2nd day of August 2022 and approved by the Mayor
on the 2nd day of August 2022.

ordinance entitled AN ORDINANCE AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF TIFFIN, IOWA, TO REZONE A PORTION OF
ANDERSE ADDITION FROM R-2 TO R -1C, IN THE CITY OF TIFFIN,
IOWA, JOHNSON COUNTY, IOWA, AND AS LEGALLY DESCRIBED
HEREIN, and known as No. 2022-496 was duly passed by the Council on
the 2nd day of August 2022, and signed by the Mayor on the 3rd day of
August 2022, and published on the 3rd day of August 2022, by posting
copies thereof in three public places within the limits of the City of Tiffin,
Iowa. That I posted copies of Ordinance No. 2022-496 in the following
places:
