A SPECIAL ORDINANCE AMENDING THE ZONING MAP
FOR A CERTAIN PARCEL FROM M-1 TO R-4
Whereas, the Zoning Map designates certain property legally described as follows, to wit:
Situated in the Northwest Quarter, Section 1, Township 13 North,
Range 1 West and the Northeast Quarter, Section 2, Township 13
North, Range 1 West, City of Richmond, Wayne Township,
Wayne County, Indiana, being part of a 61.464 acre tract as
described in Instrument 2004009191, as recorded in the Wayne
County Recorder's Office, being more particularly described as
follows: Commencing at an unmarked stone found at the southwest
corner of said Northwest quarter; thence (bearings based on the
west line of said Northwest Quarter as being North 00°47'33" East
per prior surveys) North 00°47'33" East 1546.95 feet, to the south
line of said 61.464 acre tract; thence North 89°59'49" West 12.00
feet along said south line, entering into said Northeast Quarter, to
an iron rod found at the POINT OF BEGINNING for the tract
herein described; thence North 00°47'33" East 567.91 feet; thence
South 89' 12'27" East 880.91 feet, to the west line of the proposed
extension of South 52" d Street, at a point on a 50.00 foot radius
cul-de-sac; thence along a 50.00 foot radius curve to the left,
through a central angle of 225°32'48", having an arc length of
196.83 feet and a chord which bears South 63008'30" East 92.20
feet; thence South 00047'33" West 514.12 feet, to the south line of
said 61.464 acre tract; thence North 89059'49" West 963.83 feet
along said south line, to the point of beginning, containing 12.246
acres, more or less, as shown on Drawing No. D-1742, dated 21
April 2009, being subject to all legal easements of record.
as an M-1 Light Industrial District as outlined on Exhibit A; and
Whereas, it is desirable to change the above described real estate's zoning designation to R-
4 Multi -Family Residential District in order to allow the owner to use said real
estate to develop the tract as commercial property.
NOW THEREFORE, be it ordained by the Common Council of the City of Richmond, Indiana,
that the zoning designation for the above described property is changed to R-4.
