Information for Property Owners of Rental Housing, Child- Occupied Facilities Property owners who renovate, repair, or prepare surfaces for painting in pre -1978 rental housing or space rented by child -care facilities must, before beginning work, provide tenants with a copy of EPA's lead hazard information pamphlet Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools. Owners of these rental properties must document compliance with this requirement. EPA's sample pre- renovation disclosure form may be used for this purpose. Information for Homeowners Working at Home If you are a homeowner performing renovation, repair, or painting work in your own home, EPA's RRP rule does not cover your project. However, you have the ultimate responsibility for the safety of your family or children in your care. If you are living in a pre -1978 home and planning to do painting or repairs, please read a copy of EPA's Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools lead hazard information pamphlet. You may also want to call the National Lead Information Center at 1- 800 -424- LEAD (5323) and ask for more information on how to work safely in a home with lead -based paint. Information for Tenants and Families of Children under Age 6 in Child Care Facilities and Schools As a tenant or a parent or guardian of children in a child care facility or school, you should know your rights when a renovation job is performed in your home, or in the child care facility or school that your child attends. • Before starting a renovation in residential buildings built before 1978, the contractor or property owner is required to have tenants sign a pre- renovation disclosure form, which indicates that the tenant received the Renovate Right lead hazard information pamphlet. • Beginning in December 2008, the contractor must also make renovation information available to the parents or guardians of children under age six that attend child care facilities and schools, and to provide to owners and administrators of pre -1978 child care facilities and schools to be renovated a copy of EPA's Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools lead hazard information pamphlet. Information for Contractors As a contractor, you play an important role in helping to prevent lead exposure. Ordinary renovation and maintenance activities can create dust that contains lead. By following the lead -safe work practices, you can prevent lead hazards. Contractors who perform renovation, repairs, and painting jobs in pre -1978 housing and child- occupied facilities must, before beginning work, provide owners, tenants, and child- care facilities with a copy of EPA's lead hazard information pamphlet Renovate Right: Important Lead Hazard Information for Families, Child Care Providers, and Schools. Contractors must document compliance with this requirement. EPA's pre- renovation disclosure form may be used for this purpose. The ceremony and reception is to take place on your property at 1601 Chatham Avenue, Tybee Island, Georgia on April 16, 2011. The existing concrete block "oyster house" was built prior to 1979 and is therefore not regulated under the Shore Protection Act. Therefore the proposed renovation of the interior and replacement of the existing roof does not require authorization from the Department. Your proposal also includes the addition of a 10' x 25' irregular shaped covered deck to the north side of the oyster house that will cantilever over a concrete slab and existing mowed lawn. All work is proposed landward of the Shore Protection Line as marked January 21, 2011 and therefore does not require a Shore Protection Act Permit. The Department acknowledges the renovation of the oyster house as well as the construction of the covered deck as depicted in the attached drawings and description. No construction is authorized seaward of the Shore Protection Act Jurisdiction Line. Any construction seaward of the Shore Protection Act Line requires a Shore Protection Act Permit. Public access must be maintained along the beach during the event. No dune vegetation is to be disturbed during construction. Any incidental impacts to the dunes or vegetation must be restored to pre - project vegetated and topographic conditions, any backfilling must be beach quality and obtained from an upland source and not from the beach. IAN \ ••■•\ AC- Io r LI -"`,1 1601 Chatham Avenue - Oyster House Our proposal concerns the renovation of an existing 25ft by 18ft Oyster House built circa 1930 and comprising concrete block walls and concrete floor. Internally it is divided into a main area (14ft by 25ft), a shower room (11.3ft by 4ft) and a separate washroom with toilet (4ft x 4.5ft). The structure has water and electricity supply. A wood / coal burning stove and chimney provides heating. It currently has a shingled roof, which is seriously in need of repair. (Pictures attached) The structure is located on the property approximately 40 feet away from the high water mark. It is bordered by a maintained lawn and is landward of any dunes. The proposal, in the first instance, includes the construction of a roof and the renovation of the internal plumbing and electrical and solid fuel heating systems. The immediate justification of the work is to provide bathroom and sheltering capability for the wedding of Ms Beth Sheffield, which is planned to take place on the lawn area adjacent to the structure on 04/16/11. With regard to the sheltering aspect (required in case of inclement weather) we would like to extend the roof to provide additional space in the form of an open porch area as shown in the attached plan.
