Forbes, AICP , Community Development Director By : Hesty Liu , AICP, Associate Planner SUBJECT: FINAL SUBDIVISION MAP APPROVAL FOR PARCEL MAP NO. 7 6039 , A FLAG LOT S UBD IV IS ION AT 9711 OLIVE STREET RECOMMENDATION : The City Council is re qu ested to : 1. Review and approve the fina l subdivision map for Parcel Map No . 76039 (Attachment "A"); and 2 . Authorize the City Clerk to certify Parce l Map No . 76039 . BACKGROUND : 1. On September 2 1, 2017 , the app li cant submitted an application for a site plan review to subdivide the property into two parcels (a flag lot subdivision) and to improve the property with two new single-family houses . Tentative Parcel Map No . 76039 , which is prepared f or t he s ubdivision , was submitted on January 24 , 2018 . 2 . On May 8, 20 18 , the Planning Commission reviewed and approved the application for the s ite plan review and the tentative parcel map. The approval is val id for two years with an expiration date of May 8 , 2020 . 3 . On July 11 , 2 018 , the applicant submitted the final map . The final map was subsequently forwarded to the City Engineer and Los Angeles County Fi re Department for review and approval. 4 . On February 27 , 2019 , demolition of the existing structures on the site was completed . City Council July 2 , 2019 Page 2 of 2 5. On May 2 , 2019 , the City Engineer issued approval for the final map . 6 . On May 15 , 2019, Los Angeles County Fire Department issued approval for the final map . ANALYSIS: The tentative map is prepared for a flag lot subdivision . The map was approved based on the finding that the proposed subdivision would comp ly with the designation of the General Plan and the development standards of the Zoning Code . After the approval of the tentative map , the applicant submitted the final map and demolished all the structures previously improved on the property. Now the City Engineer has cert ified the final map , approving its mathematical accuracy and compliance with the state Subdivision Map Act. The app licant also has satisfied all conditions required for the final map. Staff therefore concludes that the final map is ready to be approved by the City Council. CITY STRATEGIC GOALS: Approval of Final Parcel Map No . 76039 will further the City 's Strategic Goal of Economic Development. FISCAL IMPACT: Approval of this item will not have an impact on the City 's budget for Fiscal Year 2019-20. ATTACHMENTS: A. Copy of Parcel Map No . 76039 Attachment A 2 PARCELS 16,335 SO. FT.
