SUMMARY STATEMENT:
The Council reviewed aerial photos and plats of the Ski Ranch Subdivisions at the February 23, 2012 meeting. Mayor Bailey requested additional information from staff regarding the total
assessed valuation of properties, estimates to provide streets to City standards, and estimates to provide City water and sewer.
The total assessed value, for tax year 2011, for the entire Ski Ranch Subdivision (No. 1 & No. 2, and the Bank of Cascade property) is $3,491,150. The City’s FY12 levy rate is 0.005412071,
which would result in a potential property tax assessment of $18,894.35 for the current fiscal year. The estimated cost to install water and sewer systems and bring the streets to current
City standards for the entire Ski Ranch Subdivision is $785,500. A detailed listing of the ownership and assessed value of each parcel is available for Council review.
The total assessed value, for tax year 2011, for the parcels located to the west of the Ski Ranch Subdivision (not including the Bank of Cascade property) is $1,711,510. The City’s FY12
levy rate is 0.005412071, which would result in a potential property tax assessment of $9,262.81 for the current fiscal year. A detailed listing of the ownership and assessed value
of each parcel is available for Council review.
RECOMMENDED ACTION:
Provide direction to staff on pursuing Category A Annexation for the following properties:
Ski Ranch and Ski Ranch No. 2 Subdivision
Parcels west of Ski Ranch
