SUBJECT: FINAL SUBDIVISION MAP APPROVAL FOR PARCEL MAP NO. 81341 , A
FLAG LOT SUBDIVISION AT 5329 ALESSANDRO STREET
RECOMMENDATION:
The City Co un ci l is requested to :
1. Rev iew and approve the final subd ivision map for Parcel Map No . 81341
(Attachment "A "); and
2 . Authorize the City Clerk to certify Parcel Map No. 81341 .
BACKGROUND:
1. On October 19, 2017 , the applicant subm itted an ap plication for a site plan review to
subdivide the property into two pa rcels (a flag lot subd ivision) and to improve the
property with two new single-fa mily houses . Tentative Parcel Map No . 81341 , which
is prepared for the subdivision , was submitted on January 23 , 2018 .
2 . On August 14, 2018 , the Planning Commission reviewed and approved the site plan
review and tentative parcel map . Th e approval was granted an initi al life of two years
with an expiration date set as August 14, 2020 .
3 . On February 28 , 2019 , the applicant submitted the final map . The final map was
subsequently forwa rded to the City Engineer and Los Angeles County Fire
Department for review and approval.
4 . On July 10, 20 19, the City Engi nee r issued approval for the final map .

5 . On July 17, 2019 , Los Angeles County Fire Department issued approval for the final
map.
6 . On Ju ly 25, 2019 , demolition of the existing structures on the site was finalized .
ANALYSIS:
The tentative map is prepared for a flag lot subdivision . The map was approved based on
the finding that the proposed subdivision was in compliance with the designation of the
General Plan and the development standards of the Zoning Code . After the approval of
the tentative map, the applicant submitted the final map and obta ined perm its to demolish
the old structures on the property. Now the C ity Engineer has certified the final map ,
approving its mathematical accuracy as well as its compliance with the state Subdivision
Map Act. The demolition permits are finalized . With the conclusion that the appl icant has
satisfied all conditions required for the final map, staff recommends that the C ity Council
approve the final map . Approving the final map will allow the developer to obtain the
build ing perm its and start the construction of a new single-family house on each new
parcel.
CITY STRATEGIC GOALS:
Approval of Final Parcel Map No. 81341 will further the City's Strategic Goal of Economic
Development.
FISCAL IMPACT:
Approval of this item will not have an impact on the City's budget for Fiscal Year 2019-20
