AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE CITY
OF TIFFIN, IOWA, TO REZONE TIFFIN WEST FROM R -1E TO R -1B,
R -1D, R-2 AND C -2B, IN THE CITY OF TIFFIN, IOWA, JOHNSON
COUNTY, IOWA, AND AS LEGALLY DESCRIBED HEREIN
BE IT ENACTED BY THE CITY COUNCIL OF TIFFIN, IOWA:
Section 1. Purpose. The purpose of this ordinance is to amend the
official zoning map of the City of Tiffin, Iowa, concerning Tiffin West,
Tiffin, Johnson County, Iowa, attached hereto and incorporated herein.
Section 2. Amendment. The following legally described
property:
DESCRIPTION - ZONING PARCEL R1 -E TO R1 -D
Beginning at the Northeast Corner of the Southeast Quarter of the Northwest Quarter of Section
29, Township 80 North, Range 7 West, of the Fifth Principal Meridian, Johnson County, Iowa;
Thence 501°16'05"E, along the East Line of said Southeast Quarter of the Northwest Quarter,
181.05 feet; Thence 589°29'55"W, 386.28 feet; Thence S00°30'05"E, 673.00 feet; Thence
S16°37'08"W, 122.98 feet; Thence N66°36'41"W, 162.44 feet; Thence Northwesterly, 277.07
feet, along a 550.00 foot radius curve, concave Northeasterly, whose 274.15 foot chord bears
N52°10'47"W; Thence Northwesterly, 710.22 feet, along a 1500.00 foot radius curve, concave
Southwesterly, whose 703.60 foot chord bears N51°18'43"W, to a Point on the West Line of said

Quarter, 181.05 feet, to the POINT OF BEGINNING; Thence continuing S01°16'05"E, along said
East Line, 866.08 feet; Thence S89°29'55"W, 200.23 feet; Thence Northwesterly, 125.09 feet,
along a 300.00 foot radius curve, concave Northeasterly, whose 124.18 foot chord bears
N78°33'23"W; Thence N66°36'41"W, 122.87 feet; Thence N16°37'01"E, 122.98 feet; Thence

Quarter, 285.39 feet, to the POINT OF BEGINNING; Thence Southeasterly, 710.22 feet, along a
1500.00 foot radius curve, concave Southwesterly, whose 703.60 foot chord bears 551°18'43"E;
Thence S52°15'08"W, 163.11 feet; Thence N49°38'16"W, 547.54 feet, to a point on the West
Line of said Southeast Quarter of the Northwest Quarter; Thence N00°56'08"W, 185.09 feet, to
the Point of Beginning. Said R-2 Zoning Parcel #2 contains 2.61 Acres, and is subject to
easements and restrictions of record.
shall be changed from zoning classification R -1E (Estate -Family) to R -1B
(Single -Family) R-1 D (Single -Family) R-2 (Two -Family) and C -2B
(Community Business District) in Tiffin, Iowa, and that the official zoning
map of the City be amended to reflect the change described herein.
Section 3. Repealer. All ordinances or parts of ordinances in
conflict with the provisions of this Ordinance are hereby repealed.
Section 4. Severability. If any section, provision, or part of this
ordinance shall be adjudged to be invalid or unconstitutional, such
adjudication shall not affect the validity of the ordinance as a whole, or
any section, provision, or part thereof not adjudged invalid or
unconstitutional.
Section 5. Effective Date. This ordinance shall be in effect after
its final passage, approval, and posting as provided by law.
On the 7th day of June, 2022, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Orris introduced Ordinance No.
2022-495, and moved that it be given its first reading. The motion was
seconded by Councilperson Limkemann.
Ayes: Olney, Limkemann, Schnedler, Havens, Orris
Nays: None
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and Ordinance No.
2021-495, was read the first time, discussed, and placed on record.
On the 5th day of July, 2022, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Orris introduced Ordinance No.
2022-495, and moved that it be given its second reading. The motion
was seconded by Councilperson Limkemann.
Ayes: Orris, Schnedler, Limkemann, Havens, Olney.
Nays: None
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and Ordinance No.
2022-495, was read the second time and discussed and placed on
record.
On the 19th day of July, 2022, at a regular meeting of the Tiffin City
Council, Tiffin, Iowa, Councilperson Havens introduced Ordinance No.
2022-495, and moved that it be given its third and last reading. The
motion was seconded by Councilperson Limkemann.
Ayes: Limkemann, Havens, Olney, Orris, Schnedler.
Nays: None.
Five members of the Council being present and having voted "Aye",
Mayor Steve Berner declared the motion carried, and the ordinance was
passed and adopted.
Whereupon the Mayor declared that Ordinance No. 2022-495 be adopted
and signified his approval of same by fixing his signature thereto. Passed
by the Council on the 19th day of July, 2022 and approved by the Mayor
on the 19th day of July, 2022.
