SUMMARY STATEMENT:
Shepp Ranch, LLC (currently leasing Hangar 553) and James L. Mullett & Cynthis C. Mullett (Hangar 608)
have requested to switch hangars. Therefore, Shepp Ranch, LLC requests a new lease for Hangar 608, and
to terminate the existing lease with James L. Mullett & Cynthis C. Mullett. The existing Hangar 608 lease
consists of 4,620 square feet (sf) off bare ground, and 6,630 sf of covered ground. The lease rates are $0.154
and $0.308, respectively, for a total of lease payment of $2,757.36 annually. The lease is paid through
September 30, 2020.
The new Hangar 608 Lease begins on April 1, 2020 and consists of 11,250 sf of property leased at $0.30
sf/year, or $3,375.00 annually. The lessee will owe an additional $308.82 in lease payments. The purchaser
has been provided with a copy of the current lease, current Airport Rules and Regulations, and Airport
Minimum Standards.
The City Clerk will record the document, and keep a copy for the City’s records. We have requested a $200
transaction fee as a part of this process. The assumption is attached. The lease has been reviewed and
approved by the City Attorney.
RECOMMENDED ACTION:
Approve a new Lease for Hangar 608 for Shepp Ranch, LLC, terminate the existing Hangar 608 lease for
James L. Mullett & Cynthia C. Mullett and authorize the Mayor to sign all necessary documents.
