SUBJECT: FINAL SUBDIVISION MAP APPROVAL FOR PARCEL MAP NO. 82704, A
FLAG LOT SUBDIVISION AT 10051 OLIVE STREET
RECOMMENDATION:
The City Council is requested to:
1. Review and approve the final subdivision map for Parcel Map No. 82704
(Attachment “A”); and
2. Authorize the City Clerk to certify Tract Map No. 82704.
BACKGROUND:
1. On May 16, 2019, the applicant submitted an application for a minor site plan review
and tentative parcel map for a flag lot subdivision.
2. On December 10, 2019, the Planning Commission reviewed and approved the
major site plan review and tentative parcel map. The approval was granted an initial
life of two years with an expiration date set as December 10, 2021.
3. On January 21, 2020, the applicant submitted an application for the final map. The
final map was subsequently forwarded to the City Engineer and Los Angeles County
Fire Department for review and approval.
4. On January 21, 2020, Los Angeles County Fire Department issued approval for the
final map.

5. On July 21, 2020, demolition of the existing structures on the site was finalized.
6. On October 1, 2020, the City Engineer issued approval for the final map.
ANALYSIS:
The tentative map is prepared for a flag lot subdivision. The project was approved
based on the finding that the proposed subdivision was in compliance with the
designation of the General Plan and the development standards of the Zoning Code.
After the approval of the tentative map, the applicant submitted the final map and
obtained permits to demolish the old structures on the property. The City Engineer has
certified the final map, approving its mathematical accuracy as well as its compliance
with the state Subdivision Map Act. The applicant has satisfied all conditions required
for the final map; therefore, staff recommends that the City Council approve the final
map. Approving the final map will allow the developer to obtain the building permit s and
start the construction of a new single-family house on each new parcel.
CITY STRATEGIC GOALS:
Approval of Final Parcel Map No. 82704 will further the City’s Strategic Goal of
Economic Development.
FISCAL IMPACT:
Approval of this item will not have an impact on the City’s budget for Fiscal Year 2020-21
