This conveyance is made on the condition that if the Grantee, its successors or assigns, shall fail to expand the existing Municipal Golf Course of the City of McCall into an addi- tional laid out and improved actual bonafide golf course which is regularly used for the playing of the game of golf and having not less than nine (9) tees, fairways and greens laid out and used in the usual and regular manner -of a golf course, including buildings and other improvements thereon, on or before the date ten (10) years from the date of this conveyance, then all right, title and interest herein conveyed shall revert to Grantor, its successors and assigns and the right, title and interest of the Grantee shall thereupon terminate.
