AN ORDINANCE TO ANNEX TO THE TOWN OF FRASER certain real proPhrty
located in Grand County, Colorado, described as Lots 1, 2, 3,/5,
7 and 8, Block 1, and ~ots 1, 2, 7 and 12 and Tract A, Block 2,
and Lots 1, 2 and. 3, Block 3, all in Workshire Acres. Also Lots
1 and 4, Block 2, Byers Vista. Also a Tract bounded by Lots 7
and 8 and Tract A, Block 2, Workshire Acres and Norgren Street
and Eisenhower Drive in Workshire Acres. Also a Tract bounded
by Lot 3, Block 3, Workshire Acres and by Lots 9 and 10, Block 1,
Byers Vista, and by Eisenhower Drive and Norgren Street in Work-
shire Acres.
BE IT ORDAINED BY THE BOARD OF TRUSTEES OF
THE TOWN OF FRASER IN THE STATE OF COLORADO:
Section 1. There having been received by the
Board of Trustees of the Town of Fraser a
petition for annexation of certain real pro-
perty to the Town, and the Board of Trustee$
having found by Resolution that such petition
is in substantial compliance with the re-
quirements of Article 21,_Chapter 139, Colorado
Revised Statutes 1963, as amended, and the
Board of Trustees having established by
Resolution a time and place for a Hearing on
said petition, and such Resolution and a notice
of the Hearing having been published as re-
quired by law, and a Hearing having been con- J ~
ducted aljthe hour of 7:00 o'clock p.m. on the.M-
day of ovr=M8t:R.., 1971 at the Town Building
in the Town of Fraser, and the Board of Trustees
having resolved after such Hearing that the re-
quirements of the applicable parts of Sections
139-21-3 and 139-21-4, Colorado Revised Statutes
1963, have been met and that an election is not
required under Section 139-21-6(2), Colorado
Revised Statutes 1963, the following described
territory is hereby annexed to the Town of Fraser,
a Colorado Municipal Corporation, to-wit:

Lots 1, 2, 3,' 5, 7 and 8, Block 1, and
Lots 1, 2, 7 and 12 and Tract A, Block
2, and Lots I, 2 and 3, Block 3, all in
Workshire Acres. Also Lots land 4,
Block 2, Byers Vista. Also a Tract
bounded by Lots 7 and 8 and Tract A,
Block 2, Workshire Acres and Norgren
Street and Eisenhower Drive in
Workshire Acres. Also a Tract bounded
by Lot 3, Block 3, Workshire Acres
and by Lots 9 and 10, Block 11 Byers
Vista, and by Eisenhower Drive and
No~gren Street in Workshire Acres.

PETITION FOR ANNEXATION
TO THE TOWN BOARD OF THE TOWN OF FRASER, COLORADO:
THE UNDERSIGNED", in accordance with Article 21,
Chapter 139, Colorado Revised Statutes, 1963 as amended, hereby
petition the Town Board of the Town of Fraser, Colorado, for annexa-
tion to the Town of Fraser, Colorado, for the following -described
unincorporated territory located in the County of Grand, State of
Colorado, to-wit:
A tract of land out of N~NE~ Sec. 19, Township 1
South, Range 75 West of the 6th P.M., particularly
described by survey notes as follows:
Beginning at the NE corner of the Tract, on the
East line of Section 19, whence the NE corner of
Section 19 bears N 0011' W 30.0 feet; thence along
the section line, S 0011' E 756 feet to the SE corner
of the Tract, identical with the NE corner of Trout Lake
Site; following the northerly boundary line of said Trout
Lake Site S 71029' W 784.0 feet, S 16020' W 148.3 feet
and S 89046' W 20.0 feet to the SE corner of Block 10
of the First Addition to the Town of Eastom; thence
on line with the east line of said Block 10, N 0014'
W 350 feet to the North line of Park Avenue; thence

feet to the SW corner of the tract, at the intersection
with the East Right of Way line of U. S. Highway No. 40;
thence following said R.O.W. line, northerly for 849.0
feet, more or less, to the NW corner of the Tract, at
the intersection with the south R.O.W. line of the East
and West County Road; thence along said R.O.W. line,
running 30 feet South of and parallel to the North line
of Section 19, N 89053' E for 1624.5 feet to the NE
corner and place of beginning. Containing 28.8 acres,
more or less. True courses used - Va. 150151 E.
All in Grand County, Colorado.
The northwest quarter of the northwest quarter (NW~NW~)
of Section Twenty (20) in Township One (1) South of
Range Seventy Five (75) West of the Sixth (6th)
Principal Meridian except a tract in the southwest
corner thereof described as follows:
Beginning at the SW corner of said tract and running
then north on the west boundary line thereof 8 rods,
thence east 22 rods, thence south 8 rods to the south
line of said subdivision, thence west 22 rods to the
place of beginning, in Grand County, Colorado.

AND in support of said petition, your petitioners
"allege that:
1. It is desirable and necessary that the above
described property be annexed to the Town of Fraser, Colorado;
2. No less than one-sixth of the perimeter of the area
proposed to be annexed is contiguous with the Town of Fraser,
Colorado;
3. A community of interest exists between the territory
proposed to be annexed and'the Town of Fraser, Colorado;
4. The territory proposed to be annexed is urban or will
be urbanized in the near future;
5. The territory proposed to be annexed is integrated
or is capable of being integrated with the Town of Fraser,
Colorado;
6. The requirements of C.R.S., 1963, as Amended, 139-21-3
and 139-21-4 exist or are met.
7. The signers of the Petition are the landowners of

8. That the above described property is not presently
a part of any incorporated city, city and county, or town.
WHEREFORE, THE PETITIONERS REQUEST the Town of Fraser,
Colorado, to approve the annexation of the territory herein
proposed to be annexed.
