ARPB Regular Meeting & Public Hearing Mar. 23, 2017 @ 8:30 A.M. C. Applications and/or Items Previously Heard 2. Items previously considered. a. Administratively Approved Renovation of fitness center owned by the Gulf Stream Bath & Tennis Club, located at 925 N. Ocean Blvd., Gulf Stream, FL (1). Request to change roof color. Mr. Iadarola, Project Manager for the improvements at the Bath & Tennis Club Fitness Center requested to change the roof color from white flat cement the to grey flat cement tile) Mr. John Mouw, also a Project Manager -displayed a sample of both the white and the proposed grey tile. Mr. Iadarola explained that there are tree limbs covering the entire area and it will be next to impossible to maintain a white roof that would be acceptable. He further pointed out that the color will match the roof on the building at the opposite end of the tennis courts. All members of the Board were in agreement with this rest change and Vice Chairman Smith moved to app ove the change from , flat cement tile to grey, flat cement tile. r. In the absence of Mr. Mark Jacobsen, Landscape Architect, Mr. Linares called attention to the amended land a drawing that shows some added trees onkhe north and south sides o he home to cover a portion of the roof. The Board did not believe tk'is--#ddition of material presented would meet what is expected. Mr. Dockerty moved to defer action on this matter until the Landscape Architect is present. Mr. Smith seconded the motion and suggested that he bring a copy of the drawings of the landscaping for the hous` to the south. Before the vote was taken to defer this matter, the Landscape Architect arrived, Mr. Dockerty withdrew his motion and Mr. Smith withdrew his second. The Town Clerk administered the Oath to Mr. Mark Jacobson and it was explained to him that what has been added does not appear to achieve the amount of coverage that is expected for a two story home. Mr. Jacobson explained that it will be necessary to add more planting to the west elevation as well as the north and south sides. He summarized the amendments to the landscape design. Mr. Murphy moved that this project be presented again at the next 2 ARPB Regular Meeting s Public Hearing Mar. 23, 2017 @ 8:30 A.M. Commission meeting and that it shall include the additional vegetation and buffering recommendations that have been presented at this meeting, and be shown on amended drawings, with no changes to the other previous recommendations that were made. Effective Lot Area: 6,325 SF Allowable: 2,648 SF, Existing Section 66-144 Standards: Regarding Level II & III architectural/ site plan review Chapter 71: Multiple -Family Section 71-4 Site development regulations.... Single-family homes are encouraged within these districts as the incentives for such development have been identified in the table below * Note: This unit, along with three (3) other almost identically designed dwellings have been commonly referred to as the "pizza huts". This identity or colloquial expression is from the design of the roof structure. The four roof designs resemble the commercial pizza eatery/ provider. The proposed roof design and material is very common in the Gulf Stream Core District on Gulf Stream Bermuda styled single-family homes. To further reflect the single family characteristics a roof feature has been added as well as entry feature comprising of 33 SF of uninhabitable space is proposed. Throughout Section 71-4 several incentives are provided to encourage the migration from a multiple -family design concept to that of a single-family design concept. Motion to approve Level II Architectural/ Site Plan based on a finding that the proposed new roof style and materials with roof feature and the addition of a 33 SF uninhabitable entry feature should be allow based on the incentive intent of the Multiple -Family design manual.
