Chair Brian Harrison convened the Zoning Boardmeeting at 7 : 00 pm in the Brewster Town Offices witf
the following members present ; Arthur Stewart , , John Nixon , Bruce MacGregor and Susan McShane .
Members missing ; Jeanne Kampas , William Hoag , and Patricia Eggers ,
Also present : Ryan Bennett, Town Planner ,
The Chair read the Recording or Taping Notification : "As required by the Open Meeting Law we are informing

CONTINUED APPLICATION : from March 19 , 2019
1943 Brewster Market Days, ( represented by Mellissa Valliere ) , 2624 Main Street, MAP 89 LOT 14, in the Village Business
(VB ) , Residential Medium ( RM ) and Commercial High Density ( CH ) zoning districts . The applicant seeks a Special Event Venue
Use Permit under Brewster Zoning Bylaw 179 - 11 to hold 19 market day events from June to October ( application continued
from March 12, 2019 ) .
Members hearing this application ; Brian Harrison , Arthur Stewart, Susan McShane , J . Nixon , and Bruce MacGregor,
Basic Review of Previous Meeting : by Melissa Valliere (Market Manager)
• We want to work with the Board and the town
• We were asked to present a revised plan
• Approval for the church next door has been given for vendor parking
We will provide signs for traffic flow; enter/exit/ one-way
• Pot holes have been filled and this will be an ongoing process (someone has been hired for this specifically)
• They will be placing wooded "toe stops" in designated parking area .
• Parking spots previously approved ; Karma Foods -8 , Snowy Owl — 30 and the Market — 43
Department comments ;
• Fire Department; roadways to remain clear
• Police- consider the use of "detail" if needed .
Board Comments
• Discussion of spaces behind Snowy Owl is ongoing
• June 1 is first date

Mr. Brown addressed 2 members of the ZBA specifically as to their comments at last meeting .
Discussion regarding drainage and materials , also parking plan .
He feels this is not within ZBA jurisdiction , will be part of Planning Boards discussion and decision .
• Bob Cohen , 673 Satucket Road
This is what is special about Brewster, " more than just the sum of the parts" .
Ms . Valliere request a two (2) minute recess ; granted by Chair
MOTION by Arthur Stewart to Close to Public Input .
Second by Susan McShane VOTE : 5 - 0-0
Further Discussion by the Board
All are fine with this application with Conditions ;
o Fire Department comment about the road
o Police Department comment
o Existing drive repairs completed by June 1
o Wheel stops put into place ASAP
MOTION by Susan McShane to approve # 19- 13 Brewster Market Days as presented
And with Conditions listed above . New Parking Plan dated 3 -26 - 19 .
Second by Arthur Stewart. VOTE : 5-0 -0
MOTION by John Nixon to adjourn at 7 : 55pm
