This is to confirm that at the Public Hearing held by the Town
Commission on August 11, 2017, your application for a Level 3
Architectural/Site Plan Review to permit the demolition of the
existing structures at 528 Palm Way and the construction of a
new one-story, 5,330 square foot, single family, Gulf Stream
Bermuda style dwelling with attached 2 -car garage, swimming pool
and spa was considered.
The application was approved conditioned upon the following:
1) Any minor modifications in the.landscape plan shall be sub-
mitted to the Town Manager for review and approval, prior to
commencement of landscaping; 2) Prior to the issuance of a
certificate of occupancy, the owner of the property shall
prepare and record a deed restriction which shall provide that
all roof projection areas shall remain unenclosed as per approval
of the Special Exception for as long as the structure is in
existance or exceeds the maximum FAR; 3) The roof tile shall be
brought back to the Commission along with a change in color for
the garage doors.

Staff Recommendations:
Motion to Recommend Approval of Demolition Permit to demolish existing single
family dwelling.
Motion to Recommend Approval of a Land Clearing permit to prepare a portion of the site
for the new structure.
Motion to Recommend Approval of a special exception to permit the reduction of the rear
(waterfront) setback to 30 feet.
Motion to Recommend Approval of a special exception to permit an additional 220 square feet
of covered, unenclosed floor area that exceeds the maximum FAR of 5,110 sq. ft.
Motion to Recommend Approval of a Level3 Architectural/Site Plan based on a finding that
the demolition of existing structures and the construction of a one-story, 5,330 SF, single family,
Gulf Stream Bermuda style dwelling with attached 2 -car garage, swimming pool and spa meet
the minimum intent of the Design Manual and applicable review standards with the following
conditions:
1. Any minor modifications in the landscape plan shall be submitted to the Town Manager
for review and approval and any major modifications shall be brought back to the ARPB
for review and approval, prior to commencement of landscaping.
2. Prior to the issuance of a certificate of occupancy, the owner of the property shall prepare and
record a deed restriction which shall provide that all roof projection areas shall remain
unenclosed as per approval of the special exception for as long as the structure is in existence

NOTICE OF APPLICATION FOR DEVELOPMENT APPROVAL
NOTICE IS HEREBY GIVEN that the Architectural Review and
Planning Board of the Town of Gulf Stream will hold a Public
Hearing on THURSDAY, JULY 27, 2017 AT 8:30 A.M., and the Town
Commission will hold a Public Hearing on FRIDAY, AUGUST 11, 2017
AT 9:00 A.M., both in the William F. Koch, Jr. Commission Chambers
of the Town Hall, 100 Sea Road, Gulf Stream, Florida, at which the
following will be considered:
An application submitted by Carlos Linares, Randall Stofft
Architects, as agent for Gary A. Cantor, owner of property
located at 528 Palm Way, Gulf Stream, Florida 33483, legally
described as Lot 4, Gulf Stream Cove, for the following:
DEMOLITION PERMIT to demolish existing structures.
LAND CLEARING PERMIT to clear the property for the
construction of the new structures.

the meetings noticed above. These meetings may be adjourned from
time to time and place to place as may be necessary to hear all
parties and evidence.
The complete application materials are on file in the Office
of the Town Clerk located at 100 Sea Road, Gulf Stream, Florida
33483, and may be reviewed during regular business hours, which
generally include non -holiday weekdays from 9:00 A.M. to 4:00 P.M.
ALL PARTIES INTERESTED IN THESE MATTERS may appear before the
Architectural Review and Planning Board and the Town Commission of
the Town of Gulf Stream at the times and place aforesaid and be
heard.
SHOULD ANY INTERESTED PARTY SEEK TO APPEAL ANY DECISION MADE BY
THE ARCHITECTURAL REVIEW AND PLANNING BOARD OR THE TOWN COMMISSION
WITH RESPECT TO ANY MATTER CONSIDERED AT THESE PUBLIC HEARINGS,
SAID PARTY WILL NEED A RECORD OF THE PROCEEDINGS, AND FOR SUCH
PURPOSE, MAY NEED TO INSURE THAT A VERBATIM RECORD OF THE
