COUNCIL RESOLUTION #06-2016
A RESOLUTION CONDITIONALLY APPROVING THE FINAL PLAT FOR THE VALLEY VIEW
SUBDIVISION, PHASE 1, ON PROPERTY LOCATED IN THE R-2 ZONING DISTRICT
WHEREAS, Tim Keogh, representing Route 46, LLC, with a mailing address of Box 396, Moab, Utah
84532, has applied to develop 18 total residential dwellings (16 single family dwellings and 2 attached single family
dwellings) for Phase 1 of the Valley View Subdivision; and,
WHEREAS, the applicant provided the City of Moab with the necessary documents, plans and drawings to
complete the application for the Final Plat -Phase 1 of the proposed subdivision; and,
WHEREAS, the proposed lots meet or exceed the minimum required lot size for detached single family
residences of five thousand (5,000) square feet for the R-2 Residential Zone as described in Chapter 17.45.030 of the
Moab Municipal Code and the lot size requirements of six thousand (6,000) square feet for attached single-family
dwellings ("twin homes"); and,
WHEREAS, the City of Moab Plaiting Commission ("Commission") held a duly advertised public
meeting to review the proposal and receive testimony against and/or in favor of the proposal on February 11, 2016;
and,
WHEREAS, the Commission, having considered Staff recommendations and discussed the pertinent
aspects of the development, found that the proposed final plat of the Valley View Subdivision, Phase 1, has met or
can meet the requirements of Titles 16 and 17 of the Moab Municipal Code and other applicable regulations,
favorably recommends the Final Plat, Phase One, with conditions, to the City Council for the Subdivision
Improvements Agreement has met or can meet the requirements of Titles 16 and 17 of the Moab Municipal Code
and other applicable regulations.
NOW, THEREFORE, be it resolved by the City of Moab City Council that with the adoption of Council
Resolution #00-2016, the City Council approves the Final Plat, Phase 1 of the Valley View Subdivision with the
following conditions:

The applicant is directed to work with City Staff to address the concerns of City Engineer Phillip
Bowman as stated in his memo dated January 29, 2016 (attached); and
A Subdivision Improvements Agreement for public improvements shall be approved by the City
Council.
PASSED ND APPROVED in open Council by a majority vote of the Governing Body of Moab City Council on
March 20J6.

CONVEYANCE WILL BE RECORDED CONCURRENT WITH THIS PLAT.
5. THE AVAILABLE BUILDING ENVELOPE FOR LOT 27, IN CONSIDERATION OF EASEMENT BOUNDS AND
SETBACKS, IS 2,315 SQ. FT..
6. THE AVAILABLE BUILDING ENVELOPE FOR LOT 28, IN CONSIDERATION OF EASEMENT BOUNDS AND
