Chair Brian Harrison convened a Special Meeting of the Zoning Board of Appeals meeting at 7 : 00
pm in the Brewster Town Offices with the following members present ; Jeanne Kampas , William
Hoag , Susan McShane and Arthur Stewart .
Also present ; Ryan Bennett (Town Planner) ,
The Chair read the Recording or Taping Notification : "As required by the Open Meeting Law we
are informing you that the Town will be audio and video taping this public meeting . In addition , if
anyone else intends to audio or video tape this meeting he or she is required to inform the chair . "

Map 74 Lot 89 in the RR zoning district . The applicant seeks An Appeal of the Zoning Agent Decision
under MGL 40A § 8 and 15 under Brewster Zoning Bylaw 179 , section 52 and Table 2 Area
Regulation for a lot lacking frontage .
Chairman Harrison note this was a special meeting to discuss and refine the decision from
The August 13th meeting .
Town Planner, Ryan Bennett suggested the board discuss the prior relative to the facts before
them under the appeal ;
1 . Does Brady Cartway confer frontage to the subject property , and ;
2 . Is Brady Cartway a street , road or way?
Based on the zoning in place at the time the lot was created ( 1927 ) ; the Board found Brady
Cartway provides adequate frontage on a street , road or way .
The Board voted 5 -0 to overturn the Building Commissioners decision .
MOTION by J . Kampas to ADJORN at 7 : 12 . SECOND VOTE : 5- 0-0
