AN ORDINANCE OF THE CITY OF JEFFERSON , MISSOURI , ACCEPTING AND APPROVING
THE FINAL SUBDIVISION PLAT OF TROLLEY SQUARE SUBDIVISION , A SUBDIVISION OF
THE CITY OF JEFFERSON , MISSOURI.
WHEREAS, Deetz Enterprises LLC, owner of the real estate hereinafter described, having
submitted to the City Council a plat of said real estate , being located in Jefferson
City , Cole County, Missouri , and described as : Part of Inlets 514 and 515, in the City
of Jefferson, Cole County, Missouri , per the deeds recorded In Book 631 Page 771
and Tract Ill In Book 594 Page 647 all of the Cole County Records , being more
particularly described as follows : Commencing from the most northerl y corner of ln lot
514 in the City of Jefferson , Cole County, Missouri per Tract I in deed re corded in
Book 594 Page 647 of the Cole County Records ; thence w ith the northerly li ne of
said lnlot 514 , also being the southerly Right-Of-Way Line of East High Street, S
44°37'28" E, 37.00 feet , to the most northerly corner of said tract described in Boo k
631 Page 771 also the Point of Beginning of this description ; thence from the Point of
Beginning, continuing S 44°37'28" E, with the northerly line of Inlets 514 and 515 In
the City of Jefferson , Cole County , Missouri per said deeds recorded In Book 631
Page 771 and Book 594 Page 647 , also being the southerly Right-Of-Way Line of
East High Street , 74.89 feet to the most easterly corner of said Tract Ill described in
Book 594 Page 647 ; thence leaving the southerly Right-Of-Way Lin e of East High
Street, S 45°04'42" W , along the easterly line of said Tract Ill des cribed in Book 594
Page 647, 198.75 feet , to a point on the northerly Right-Of-Way Line of East Wall
Way ; thence with the Northerly Right-Of-Way Line of East Wall Way, also be i ng the
Southerly Line of said Inlets 514 and 515 , N 44°37'28" W , 74.89 feet t o the most
westerly corner of said tract described In Book 631 Page 771; thence leaving the
northerly Right-Of-Way Line of East Wall Way , N 45°04'42" E, along the westerly line

and Containing 0 .34 Acres .
WHEREAS, it appearing that said plat has been fully and properly signed and accepted by the
owner of said subdivision , known and referred to as the Final Subdivision Plat of
Trolley Square Subdivision , that all ta xes have been paid , that in all respects the
requirements of Chapter 445 , RSMo , entitled "Plats" have been fully complied with
by the owner of said subdivision , and that in all respects the requirements of the
Planning and Zoning Commission of the City of Jefferson , Missouri, relating to plats
and subdivisions have been complied with .
NOW, THEREFORE, BE IT ENACTED BY THE COUNCIL OF THE CITY OF JEFFERSON ,
MISSOURI , AS FOLLOWS:
SECTION 1. That the Final Subdivision Plat of Trolley Square Subdivision , ly i ng , being and
situated within the corporate limits of the City of Jefferson , Missouri, as shown by the said plat
attached hereto and made a part of this ordinance , is hereby approved and accepted by the City
Council of the City of Jefferson , Missouri.
SECTION 2. The Mayor and City Clerk are hereby authorized and directed to endorse
acceptance of said plat hereon and to certify the approval of said plat under the seal of the City of
Jefferson.
SECTION 3. This ordinance shall be in full force and effect from and after the date of its
passage and approval.

Case No. P13008 -720 E. High Street; Final Subdivision Plat of Trolley Square
Subdivision. Request filed by Donna Deetz, property owner, for a Final Subdivision Plat of 0.34
acres zoned C-2 General Commercial. The property is located on the south side of West High
Street 300 feet east of Lafayette Street and is described as part of lnlots 514 and 515, Jefferson
City, Missouri. (Bartlett and West, Consultant)
Mr. Barron described the proposal and explained that the final plat was filed in order to combine
two tracts of property into a single lot for the purpose of utilizing it as a single residential property.
He stated that the property owner wishes to construct a detached garage on the vacant portion of
the property to serve the existing house, which would not be permitted unless the two tracts are
combined into one. Mr. Barron explained that the design of the proposed garage needs to reflect
the existing architectural characteristics of the neighborhood. He stated that both properties need to
be established under the same ownership name. Mr. Barron explained that the purpose of this
request is so that the subject lot cannot be sold with just the garage on it.
Ms. Donna Deetz, 720 E. High Street, spoke regarding this request and explained that they have
been fixing up various properties on the east side. She stated that the house at 720 E. High Street
will be their residence. Ms. Deetz explained that since their application was filed both properties
have been established under the same ownership.
No one spoke in opposition to this request and no correspondence was received.
Mr. Wade gave the Engineering Division staff report.
Mr. Barron gave the Planning Division staff report.

Mr. Vaughan moved and Mr. Dutoi seconded to recommend approval of the final subdivision plat
subject to the following conditions:
1. Compliance with the comments and technical corrections of the Engineering Division.
2. Establishment of both properties under the same ownership name.
3. Finalization of plat prior to introduction to City Council.
The motion passed 8-0 with the following votes:

which matches the brick on the house at 720 e high .... the doors would be the same color as the siding
on the back of the building (blending with the brick) ... windows are typi cal historic style ... roof would
match the same as the brick house ... the dorm er on the front is just storage space-not high enough for
room .
There would be no steps to the side. The building would be 24x20 ... placed (as Glenn suggested) 4ft
from red brick house. Will have wrought iron gate between house and garage to match wrought iron
