Pursuant to Governor Baker's March 12, 2020 Order Suspending Certain Provisions of the Open Meeting Law and his March 15 and March
23, 2020 Orders imposing strict limits on the number of people that may gather in one place, this meeting will be conducted via remote
participation to the greatest extent possible . Specific information and the general guidelines for remote participation by members of the
public and/or parties with a right and/or requirement to attend this meeting may be found on the Town's website at www , brewster- ma . Rov .
For this meeting, members of the public who wish to listen to the audio broadcast may do so via the Town of Brewster website at
httr) ://livestream . brewster- ma . Rov or on Channel 18 . No in-person attendance of members of the public will be permitted, but every effort
will be made to ensure the public can adequately access the proceedings in real time via technological means . The Town has established
specific email addresses for each board and committee that will be meeting remotely so that residents can send their comments in writing

live broadcast these meetings, despite best efforts, we will post on the Town website an audio recording, transcript, or other comprehensive

Announcement : This meeting is being conducted without a quorum at the discretion of the Chair of the Zoning
Board of Appeals to continue pending applications before the Board, consistent with G . L Ch . 53, § 17 of the
Acts of 2020 . No public testimony will be taken at this time .
Applications :
# 20 = 07 Applicant : 2851 Main Street Holdings LLC , Representative : Ford & Ford Attorneys at Law . Applicant seeks a use
variance, per Brewster zoning bylaw Chapter 17940 Applicability of Use Regulations, and 17941 Table of Use Regulations, for
restoration of historic Nickerson House and Barn and additions thereto and conversion to a Conference Center/Function Use for
property located at 2851 Main Street, Brewster, located in the RM zoning district, and on Brewster Assessor Map 90, Lot 153-0 .

# 20- 06 3038 Chatham Bars Inn Farm , represented by Mr. Joshua Schiff, 3038 Main Street, , Map 101 Lot 26, in the
RM zoning district . After a successful first season of events in 2019, the CBI Farm is requesting an additional 12 events to be
held at the Farm , totaling 28 per season . ( Pursuant to GL. Ch . 53, § 17 of the Acts of 2020, continued to a date not
more than 45 days after the termination of the State of Emergency or after a date otherwise prescribed by
law, whichever is later. )

applicant seeks a Special Permit under MGL 40A and Brewster Bylaw 179 . 25 b to enclose existing patio areas in the front of the
building to facilitate year- round use . ( Pursuant to GL. Ch . 53, § 17 of the Acts of 2020, continued to a date not more
than 45 days after the termination of the State of Emergency or after a date otherwise prescribed by law,
