The area that is being renovated is part of Ocean Edge Resort & Golf Club. The area currently has a
playground, a small clubhouse and two tennis courts. The request is to renovate the two existing
tennis courts as they are in disrepair and cannot be used safely. The area is not within 300 feet of
any abutters and is soley used as a recreational space for the Club Members and Guests of Ocean
Edge Resort & Golf Club.

Renovate the existing tennis courts by taking out the current asphalt courts. Properly grade the area
and install new pickleball courts. The courts will be asphalt with a surfacing painting for the Pickleball
activitie. Boston Tennis & Construction is the contracter for this project.

Renovate the existing tennis courts that are shown on the map. The courts and fencing will remain in
the same footprint as they are today. No modifications were to be made to the current fence that is
in place.

simultaneously with the submittal of this Request to the Conservation Commission.
Failure by the applicant to send copies in a timely manner may result in dismissal of the Request for

Dear Ms. Aguiar and Commission Members:
On behalf of the project applicant, Cobb’s Pond Condominium Association, Wilkinson Ecological Design, Inc. (WED)
respectfully submits this Minor Change Request to complete additional invasive plant removal and replanting adjacent
to the permitted project area. Please refer to the revised Restoration Plan dated April 2, 2020 for the project location.
Initial invasive plant management was completed on approximately 20,000 square feet of upland seaward of Buildings
K and J. Vegetation management extended from the western property line to just beyond the beach access stairway
on the eastern side of the property. The applicant would like to expand vegetation management to include the area
between the stairway and the eastern property line. This area is invaded with state-listed invasive plants including
bittersweet, shrub and vine honeysuckle, and multiflora rose. Proposed work would be similar to what has already
been permitted including, invasive plant management, regenerative pruning of native shrubs, and additional planting of
native plants where necessary. No additional tree removal is proposed.
Completing invasive plant removal in the extended area will result in the restoration of a vegetated buffer of native
plants, from property line to property line, throughout the entire 50’ buffer to the coastal bank.

1. Approximately three growing seasons will be required to control
and/or eradicate invasive plant species. after three growing
seasons, monitoring and minimal maintenance will be ongoing.
2. Herbicides are to be applied by licensed individuals only.
3. A temporary, automated, above-ground irrigation system will be
required for the first two/three growing seasons while new plants
are establishing. Once plants are established irrigation will be
removed.
4. All restoration plantings will incorporate existing native species
unless otherwise specified in the approved documents.
5. Hand-weeding and selective herbicide treatments will be
requested as an ongoing condition to stop reintroduction of invasive
and aggressive plant species into the project area.
6. All exposed soils will be seeded with native Cape Cod meadow
mix unless otherwise specified.
7. Existing cedar saplings will be assessed for health and form
during initial land management work. If saplings are selected for
removal they will replace at a ratio of 3:1 with native shrubs. All
removals will be in conjunction with the agent
