We have not attempted to duplicate the work of the Planning Commission or City staff with regard to setbacks, density or other zoning or subdivision regulation issues. To the best of my knowledge and belief, these plans meet the requirements of the Land Development Code of the City of Tybee Island. Any recommendations do not relieve the project of the requirement to obtain any other required permits, approvals, etc... by the Georgia Department of Transportation or any other governmental body or authority having jurisdiction over any portion of this project. Millikan 1) There is no verification that the shallow swales will be deep enough to carry the required runoff. The detail on the plan shows a maximum depth of 0.5. (The foot superscript should be added.) A minimum depth should be noted on the plan that is noted in the drainage calculations to be adequate. Based on grades on the Lot 2 & Lot 4 at the rear, it appears that the depth of the swale would be only 0.1' deep. If that is the case, verify the swale will carry the flow at 0.1' depth. 2) The runoff calculations need to show that the flow required can be conveyed in the swale shown on the plans. Also, there is no indication what percent grade the swale considered in the calculations is at. 3) There is no information on the elevations of the top of curb, gutter, etc... fronting the lot. 4) The swale details indicate the swales straddle common side lot lines. Please document required easements on the plan. 5) Show the driveway to be porous. Arguably semi - pervious indicates porosity, but that language does not clarify conformance to Tybee's ordinances. 6) Based on grades on the Lot 2 & Lot 4 at the rear, it appears that the depth of the swale would be only 0.1' deep. Exhaust duct terminations shall be in accordance with the dryer manufacturer's installation instructions. Screens shall not be installed at the duct termination. Exhaust ducts shall not be connected with sheet -metal screws or fastening means which extend into the duct. Exhaust ducts shall be equipped with a backdraft damper. Exhaust ducts shall be constructed of mini- mum 0.016- inch -thick (0.406 mm) rigid metal ducts, having smooth interior surfaces with joints running in the direction of air flow. Flexible transition ducts used to connect the dryer to the exhaust duct system shall be limited to single lengths, not to exceed 8 feet (2438 mm) in length and shall be listed and labeled in accordance with UL 2158A. Transition ducts shall not be concealed within construction. M1501.2 Exhaust duct size. The minimum diameter of the exhaust duct shall be as recommended by the manufacturer and shall be at least the diameter of the appliance outlet. M1501.3 Length limitation. The maximum length of a clothes dryer exhaust duct shall not exceed 25 feet (7620 mm) from the dryer location to the wall or roof termination. The maximum length of the duct shall be reduced 2.5 feet (762 mm) for each 45- degree (0.79 rad) bend and 5 feet (1524 mm) for each 90- degree (1.6 rad) bend. The installation of a listed and labeled cooking appliance or microwave oven over a listed and labeled cooking appliance shall conform to the terms of the upper appliance's listing and label and the manufacturer's installation instructions. SECTION M1504 OVERHEAD EXHAUST HOODS M1504.1 General. Domestic open -top broiler units shall be provided with a metal exhaust hood, not less than 28 gage, with a clearance of not less than 0.25 inch (6.4 mm) between the hood and the underside of combustible material or cabinets. A clearance of at least 24 inches (610 mm) shall be maintained between the cooking surface and the combustible material or cabinet. The hood shall be at least as wide as the broiler unit and shall extend over the entire unit. Such exhaust hood shall dis- charge to the outdoors and shall be equipped with a backdraft damper or other means to control infiltration/exfiltration when not in operation.
