RESOLUTION 2018-63
RESOLUTION GRANTING LOT LINE REARRANGEMENT AND COMBINATION
APPROVAL AMONGST PID 11-118-23-13-0001 (1152 HAMEL ROAD),
PID 11-118-23-42-0001, AND 11-118-23-43-0001
WHEREAS, the city of Medina (the "City") is a municipal corporation, organized and
existing under the laws of Minnesota; and
WHEREAS, W.W. Farm and George S. Wessin, James S. Wessin, and David C. Wessin
(collectively, the "Owners") own property located at and adjacent to 1152 Hamel Road which
currently appear as three separate parcels in Hennepin County records as PIDs 11-118-23-13-
0001, 11-118-23-42-0001, and 11-118-23-43-0001 and are legally described in Exhibit A,
attached hereto (collectively, the "Property"); and
WHEREAS, PID 11-118-23-43-0001 extends both north and south of Hamel Road; and
WHEREAS, Independent School District 284 (the "Applicant") intends to purchase the
portion of the Property north of Hamel Road and has requested to rearrange the Property to
create one parcel north of Hamel Road and one parcel south of Hamel Road; and
WHEREAS, the City Council reviewed the requested lot line rearrangement and
combination at the September 18, 2018 meeting and reviewed testimony of interested parties;
and
WHEREAS, following such review the City Council made the following findings:
1) The proposed lot line rearrangement and combination is not in conflict with the general
and specific plans of the City and is not premature.
2) The lots resulting from the lot line rearrangement and combination exceed minimum lot
standards, are suitable for the type of use contemplated, and are otherwise not in conflict
with the findings noted in Subd. 10 of Section 820.21 of the City Code.
NOW, THEREFORE BE IT RESOLVED, that the City Council of Medina, Minnesota
hereby grants approval of a lot line rearrangement and combination resulting in two parcels
legally described as in Exhibit B, attached hereto, subject to the following terms and conditions:
1) The Applicant shall dedicate right-of-way for Hamel Road as recommended by the
County Engineer.
2) The Applicant and Owners shall abide by the recommendations of the City Attorney
related to recording procedures and title documentation.

3) The Applicant shall file necessary documents with Hennepin County to effectuate the lot
line rearrangement within 180 days or the approval granted herein shall become null and
void, unless an extension is granted by the City Council.
4) The Applicant shall pay to the City a fee in the amount sufficient to pay for all costs
associated with the review of the lot line rearrangement.

and upon vote being taken thereon, the following voted in favor thereof:
Anderson, Cousineau, DesLauriers, Martin, Pederson
And the following voted against same:
None
Whereupon said resolution was declared duly passed and adopted.
