HomeMy Public PortalAboutResolution 65-157 PCRESOLUTION NO. 65 -157PC A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY GRANTING A VARIANCE IN ZONE VARIANCE CASE NO. 65 -158. • The Planning Commission of the City of Temple City does resolve as followst SECTION 1. That the Planning Commission does hereby find; determine and declare as follows: (a) That the owners of certain real property located in the City_ of Temple City, County of Los Angeles, State of California, located at 9543 Broadway and 5525 Temple City Boulevard in said City, more particularly de- scribed as Lots 18 and 20, Mission View Acres, as per map recorded in Book 12, Page 150 of Maps in the Office of the County Recorder, County of Los Angeles, State of California, have heretofore filed an application for a zone variance to display two temporary 8' x 10' double faced signs and main- tain a temporary Real Estate Office on Temple City Boulevard; and (b) That the Planning Commission conducted a duly noticed public hear- ing on such application; that said hearing was duly closed; and (c) That based upon the evidence adduced at said hearing, the Planning Commission files and applicable staff reports, and each member of the Commiss- ion being familiar with the proposed site, said Commission determines that • the facts required by Section 1802 of the Temple City Zoning Ordinance were present and therefore the_zone variance application should be granted. SECTION 2. That the zone variance application, hereinabove described be and the same is hereby granted subject to the following conditions for the reasons above set forth. (a) Development of the subject property shall be substantially in accord with the plot plan, Exhibit "A ", Exhibit "B" and "C" except that signs Iwi 1 1 be a maximum of 50Osquare feet per face, as normally permitted by Ord- inance, the bottom of signs will be a minimum of 11 feet above finish grade and the top a maximum of 20 feet above grade and proposed lighting shall be subject to City staff review and approval. (b) Real Estate Office and Signs shall have time limitation of one year from the date of adoption of this resolution or 15 days after the sale of the last unit, whichever occurs first, except that the Planning Commission may, upon good cause shown by the applicant, extend the time limitation 6 months to one year. (c) The sales office shall be used solely for the purpose of sales IIIrelating to the Temple Town House. (d) This variance shall expire and be of no effect unless exercised within a period of one year from and after the date of adoption of this Resol- ution. • (e) Applicant shall file, or cause to be filed, with the City Clerk a document which the City may record, which shall acknowledge that the owner of the subject property is aware of and accepts the conditions set forth- in para- graphs (a) through (d) above, and that the subject property, regardless of any change in ownership is bound by and subject to the provisions of this Resol- ution and the conditions contained herein. SECTION 3. The Secretary shall certify to the adoption of this Resol- ution, ADOPTED and APPROVED this 22nd day of June, 1965.
