PUBLISHED IN PAMPHLE"I' FORM BY THE ALJTHORITY OF THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF FLAINFIELD, WILL AND KENDALL COUNTIES, ILLINOIS, 'I"HIS 8TH DAY OF AUGUST, 2006. ORDINANCE NO. 2575 AN ORDINANCE REZONING THE PROPERTY OF THE NORTH SIDE OF RENWICK ROAD, WEST OF THE EJ & E RAILROAD, AND EAST OF LILY CACHE CREEK, PLAINFIELD, ILLINOIS FROM R-1, SINGLE FAMILY RESIDENTIAL TO B-2, GENERAL BUSINESS DISTRICT IN THE VILLAGE OF PLAINFIELD, ILLINOIS WHEREAS, the Owner has requested rezoning from R-1, Single Family Residential to B-2 General Business District, and WHEREAS, the Plan Commission has made the following findings based upon the evidence presented to it: A. The amendment promotes the public health, safety, comfort, convenience and general welfare and complies with the policies and official land use plan and other official plans of the Village. B. The trend of development in the area of the subject property is consistent with the requested amendment. C. The requested zoning classification permits uses which are mare suitable than the uses permitted under the existing zoning classification. D. The property cannot yield a reasonable use if permitted only under the conditions allowed under the existing zoning classification. E. The amendment, if granted, will not alter the essential character of the neighborhood and will not be a substantial detriment to adjacent property. NOW, THEREFORE, BE IT ORDAINED BY THE PRESIDENT AND BOARD OF TRUSTEES OF THE VILLAGE OF PLAINFIELD, WILL AND KENDALL COUNTIES, AS FOLLOWS: Section 1.The President and Board of Trustees of the Village of Plainfield hereby adopt the findings of the Plan Commission and that the petition requesting a rezoning from R-1, Single Family Residential to B-2, General Business District, as to the real estate hereinafter described be granted. Territory Described. THAT PART OF THE SOUTHWEST QUARTER OF SECTION 14, TOWNSHIP 36 NORTH, RANGE 9 EAST OF THE THIRD PRINCIPAL MERIDIAN; LYING SOUTHWESTERLY OF THE SOUTHWESTERLY RIGHT OF WAY LINE OF THE ELGIN, JOLIETAND EASTERN RAILWAY; NORTHERLY OF THE NORTHERLY RIGHT OF WAY LINE OF RENWICK ROAD AS DEDICATED BY DOCUMENT 538779 RECORDED FEBRUARY 3, 1941; AND EASTERLY AND SOUTHERLY OF THE CENTERLINE OF .~ LILY CACHE CREEK; ALL IN WILL COUNTY, ILLINOIS. Section 2.There is hereby granted a rezoning from R-1, Single Family Residential to B-2 General Business District. Section 3. This Ordinance shall be in effect upon its passage, approval and publication as provided by law. PASSED THIS 7T" DAY OF AUGUST, 2006.
