Department Approvals Initials Originator or Supporter Mayor / Council City Manager Clerk Treasurer Community Development originator Police Department Public Works Golf Course COST IMPACT: N/A Parks and Recreation FUNDING SOURCE: N/A Airport Library TIMELINE: ASAP Information Systems Grant Coordinator SUMMARY STATEMENT: In response to input from builders and designers, staff proposes an amendment to Title 3, Chapter 8 to address an inconsistency within the zoning regulations regarding lot width between the minimum development standards for R4 – Low Density Residential properties (75 feet minimum property width) and the exemptions from the Special Garage Standards of Title 3, Chapter 8 which currently allow exemptions from the garage-to-front façade ratio for properties if the property is in excess of 90 feet in width and 10,000 sq. ft. in size. The proposed zoning ordinance amendment reduces the street frontage required for exemption from the Special Garage Standards from 90 feet to 75 feet. At its November 3, 2015, meeting, the McCall Area Planning and Zoning Commission held a properly noticed and regularly scheduled public hearing and unanimously recommended the zoning ordinance amendment for approval. The City Attorney has reviewed the attached ordinance. The following documents are included in the agenda packets: 1. Ordinance and Summary 2. P&Z Minutes – excerpt 3. Map illustrating affected properties RECOMMENDED ACTION: 1. Hold the Public Hearing 2. Suspend the rules, read by title only, one time only, Ordinance No. _____, amending Title 3, Chapter 8. 3.
