SUMMARY STATEMENT:
Zoning map amendment application to change the R8 – Medium Density Residential and R4 – Low Density Residential currently dividing two adjacent parcels to CC – Community Commercial zoning
throughout. The current zoning was established by an annexation ordinance in 1986 with the apparent intension of creating a zoning “buffer” between the commercial zoning to the south
and the low density residential zoned properties to the north. City zoning maps inadvertently showed the zoning of these parcels as being solely CC-Community Commercial from about 1986
to about 2011 when City zoning ordinances were reviewed and re-mapped. The Future Land Use Map within the McCall Area Comprehensive Plan (2007) indicates a combination of CC–Community
Commercial, R8–Medium Density Residential, and R4–Low Density Residential zoning within the subject area. Therefore, the Future Land Use Map should be amended to reflect the proposed
rezone of the properties to CC – Community Commercial zoning, if the Council approves the proposed re-zone.

RECOMMENDED ACTION:
Hold a public hearing.
Approve zoning map amendment application ZON-15-02 as recommended by the McCall Area Planning and Zoning Commission.
Suspend the rules and read by title only one time only Ordinance No. ____.
Adopt Ordinance No. ____, approve the publication of the summary, and authorize the Mayor to sign all necessary documents.
