Department Approvals Initials Originator or Supporter   Mayor / Council     City Manager     Clerk     Treasurer     Community Development  Originator   Police Department     Public Works     Golf Course    COST IMPACT: N/A Parks and Recreation    FUNDING SOURCE: N/A Airport      Library    TIMELINE: ASAP Information Systems      Grant Coordinator    SUMMARY STATEMENT: Shore Lodge Whitetail LLC Subdivision Final Plat Amendment application to create one additional maintenance/mixed use lot (Lot 4) from property within Open Space M of the Whitetail Phase 1A Subdivision. The existing Open Space M Phase 1A is approximately 8.34 acres. The proposed plat amendment creates Lot 4 of .65 acres (28,339 sq. ft.) and a remaining Open Space M area of 7.69 acres. Additionally, the applicant proposes to amend the Whitetail Planned Unit Development (PUD) to: Modify the designated use of proposed Lot 4 from Open Space to Recreation/Mixed Use. Modify the definition of Recreation/Mixed Use to allow for offices in addition to the recreation and utility uses currently approved within this designation. At its May 2, 2017 meeting, the McCall Area Planning and Zoning Commission held a public hearing and recommended the Subdivision Minor Plat Amendment and PUD Amendment for approval to City Council. Additionally, the Commission approved the companion Design Review application (DR-17-05) for construction of a real estate and sales office building of 2,032 sq. ft. on the proposed Lot 4. Staff Report, draft Findings of Fact documents, and application materials are attached. No public comments have been received to date.  RECOMMENDED ACTION: Hold the public hearing. Approve Planned Unit Development Amendment application PUD-05-01 as recommended by the McCall Area Planning and Zoning Commission and authorize the Mayor to sign all necessary documents. Approve Subdivision Final Plat Amendment application SUB-05-01 as recommended by the McCall Area Planning and Zoning Commission and authorize the Mayor to sign all necessary documents.
