Minutes of Public Hearing
Monday, March 9, 2020
The Brewster Old King' s Highway Regional Historic District Committee , acting under the
Massachusetts General Laws, Chapter 470, Acts of 1973 as amended December 24, 1975 , came
to order at 7 : 00 pm in the Brewster Town Hall . Committee members present were Carol
Appleton , Tom Turcketta , Jim Trabulsie ( Chairman ) , Patricia Busch , George Carey, Steven
Bergquist and Sara Provos ( Administrative Assistant ) .

June Noll, 139 Alden Drive, Map 55 Lot 40
Exterior Renovations
■ Owner June Noll appeared before the committee .
■ Windows will be 6 over 6 with grills between the glass .
■ No mulled windows .
■ Concrete wall will be painted white .
■ Tom Turcketta moved to approve as presented . Patricia Busch seconded .
■ All voted in favor .
SCHEDULED APPLICATIONS

Gilbert Sutcliffe and Marilyn Barry, 42 Abby Road , Map 24 Lot 76
Single Family Dwelling
■ Contractor Chris Childs , Patriot Builders represented the owners .
■ All windows will require stud pockets and cannot be mulled .
■ Outdoor shower will be wood .
■ All doors will be four ( 4 ) light with two ( 2 ) panels .
■ Front door will be painted a historic green . A sample of the paint color will be brought
into the Building Department for the committee to approve .
■ All other doors will remain white .
■ Steven Bergquist moved to approve as amended . Patricia Bush seconded .
■ All voted in favor .

Addition of Barn
■ John Tittmann of Albert, Righter & Tittmann Architects, Inc . and Tom Devane of Ocean
Edge attended the meeting .
■ Mr . Tittman reviewed the plans to for the restoration of the Nickerson House as well as
the plans for the addition .
■ The windows will have historic sills and trim and will have wood shutters .
■ Roof on all structures will be the same color .
■ Bay window on back of the Nickerson House will be removed to allow for the addition .
■ All chimney' s with the exception of the one located in the original home will be removed .
■ Additions will have the same characteristics throughout; roof line, trim , and paint .
■ Mr . Trabulsie read into record an email from Geoffrey and Rebecca Smith that stated
they were in favor of this project .
■ Abutter Jan Moore stated that she was not in favor of this project .
■ Specification sheets on all windows and doors will be required .
■ Tom Turcketta moved to approve as proposed . Carol Appleton seconded .
■ All voted in favor .

Latham Centers, Inc . , 1439 Main Street, Map 48 Lot 61
Addition to Existing Structures
■ Brittany Blinn of Bruce, Ronayne, Hamilton Architects and Brian Benevides of Latham
Centers were present .
■ Mr . Trabulsie stated that not more than 12 " of the foundation should be visible
whenever possible .
■ No mulled windows .
■ The committee requested doors and windows to be white rather than silver .
■ Patricia Busch stated that natural materials should be used rather than using artificial
material on the siding and trim wherever possible .
■ The committee noted that the scale of the Community Center seemed out of place and
did not have the characteristics of the other proposed buildings on this site .
■ The committee stated they thought the Administration Building met the historical
characteristics for that area .
■ Committee members would like to see changes to the Community Center to make it
appear less commercial and have the characteristics more in line with the other
proposed buildings .
■ The Chairman recommended continuing this until the next meeting to allow for changes
to be made and presented back to the committee .
■ Patricia Busch motioned to continue to the March 23 , 2020 meeting . Tom Turcketta
seconded .
■ All voted in favor .

OTHER BUSINESS
1 , Patricia Busch moved to approve the February 24, 2020 minutes . Carol Appleton
seconded . All voted in favor .
2 . Mr. Trabulsie noted that the public hearing for Eversource Public Shade Trees and Scenic Roads is
scheduled for March 25 , 2020 . Additional information is available from the Planning Department .
