HomeMy Public PortalAboutResolution 67-265 PC" 1 " 1 " 1 " RESOLUTION NO. 67 -265PC RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY GRANTING A VARIANCE IN ZONE VARIANCE CASE NO. 67 -228. The Planning Commission of the City of Temple City does resolve as follows: Section 1. That the Planning Commission does hereby find, deter- mine and declare as follows: (a) That the owners of certain real property located in the City of Temple City, County of Los Angeles, State of California, located at 6028 N. Hart Avenue, Temple City, more particularly described as Lot 342, Tract 5904, Book 80, pages 74 -75 of Maps in the Office of the County Recorder, County of Los Angeles, State of California, have here- tofore filed an application for a zone variance to allow two dwelling units on subject property on two (2) parcels with less than the re- quired areas and lot width; and (b) That the Planning Commission conducted a duly noticed public hearing on such application; and that said hearing was duly closed; and (c) That based upon the evidence adduced at said hearing, the Planning Commission files and applicable staff reports, and each member of the Commission being familiar with the proposed site, said Commission determines that the facts required by Section 1802 of the Temple City Zoning Ordinance were present and therefore the zone variance applica- tion should be granted. Section 2. That the zone variance application, hereinabove de- scribed be and the same is hereby granted subject to the following condi- tions: (a) Development of the subject property shall be substantially in accord with the plot plan, Exhibit '"A"t. (b) Expand the width of the proposed driveway to a minimum of 15 ft. (c) Maintain 5 ft. side and rear yard areas for the proposed garage on Parcel ILB". (d) The frontage of the house on Parcel t!Btt shall be oriented toward the southern property line of the subject property. (e) Install or deposit a bond in the amount of $300.00 to guarantee installation of concrete driveway approaches and sidewalks. (f) Plant street trees as required by the City. (g) Submit an application for lot split approval and procedures. (h) Comply with all building and fire codes. (i) This variance shall expire and be of no effect unless ex- ercised within a period of one year from and after the date of adoption of this resolution. (j) Applicant shall file, or cause to be filed, with the City Clerk a document which the City may record, which shall acknowledge that the owner of the Subject Property is aware of and accepts the conditions set forth in paragraphs (a) through (i) above, and that the Subject Property, regardless of any change in ownership, is bound by and subject to the provisions of this Resolution and the Condi- tions contained herein.
