AN ORDINANCE AMENDING THE GREENCASTLE PLANNING
AND ZONING ORDINANCE BY AMENDING THE ZONING MAP
WHEREAS, the Plan Commission of the City of Greencastle, pursuant to the Petition of
Cedarwood Development, Inc. for Marcia L. Linville (Property Owner), has prepared this ordinance to
amend the Greencastle Planning and Zoning Ordinance by amending the zoning map; and
WHEREAS, the Greencastle Plan Commission has reported that it held a public hearing
concerning this ordinance on October 28, 2002, after timely notice of the hearing was given by
publication in the Banner - Graphic, Greencastle, Indiana on October 18, 2002; and
WHEREAS, the Greencastle Plan Commission has reported that it paid reasonable regard to the
following factors enumerated in I.C. 36 -7 -4 -603 in consideration of the ordinance and determination of a
recommendation to be made to the Common Council:
1. the comprehensive plan;
2. current conditions and the character of current structures and uses in each district;
3. the most desirable use for which the land in each district is adapted;
4. the conservation of property values throughout the jurisdiction; and
5. responsible growth and development.
WHEREAS, the Greencastle Plan Commission has certified this ordinance to the Common
Council with an unfavorable recommendation by a majority vote of the Plan Commission; and
• WHEREAS, the Common Council has considered the recommendation of the Greencastle Plan
Commission and has paid reasonable regard to the factor enumerated in I.C. 36 -7 -4 -603 before acting on
this ordinance; and
WHEREAS, the Common Council has determined that this ordinance should be adopted without
amendment.
THEREFORE BE IT ORDAINED AND ADOPTED BY THE COMMON COUNCIL OF THE
CITY OF GREENCASTLE, INDIANA:
SECTION 1. REZONING
That the City of Greencastle Zoning Map, Chapter W -38 of the City of Greencastle Code, is
hereby amended by changing the zoning classification for the following described real estate from R2
(Multi - Family Residential) to CI (Local Business District).
Eighty (80) feet of even width off the East side of Lot Number 16 in the Eastern
Enlargement of the Town, now City, of Greencastle, Indiana. The East line of said strip
being the East line of said lot.
This ordinance takes effect upon passage.
The Clerk- Treasurer of the City of Greencastle is ordered to have this ordinance published by
• inserting a copy of the ordinance in each of the two (2) sets of the City of Greencastle Code maintained
on file for public inspection in the office of the Clerk- Treasurer.
