It is probably a flood zone limit. 2) The Engineer needs to justify the use of flat swales when the drainage calculations show a sloped bottom. 3) Even though it appears runoff onto property to the south will be reduced, the Engineer must provide a method of eliminating runoff onto property of others unless the City concurs that no solution is available. The Owner, Barry Brown, advised he had planned on installing landscaped depressed bioretention area at the rear. This is one possible solution. Within the scope of our design review, to the best of my knowledge and belief, once the above concerns are addressed, it is my opinion that these plans will meet the requirements of the Land Development Code of the City of Tybee Island. Addressing the above issues should not alter the proposed site layout.
