AN ORDINANCE ESTABLISHING
A SUBURBAN RESIDENTIAL ZONING
DISTRICT
The City Council of the City of Medina Ordains as Follows:
SECTION I.
Section 826.01 is amended and new Sections 826.26.2 et seq . are added as
follows:
826.01. Zoning Districts. For the purpose of this Section, the City is hereby
divided into the following use districts:

AG - Agricultural Preservation.
RR - Rural Residential.
RR 1 - Rural Residenti
RR 2 - Rural Residenti

Subd. 56. UR - Urban Residential
Subd. 67. MR - Multi Family Residential.
Subd. 78. RC - Rural Commercial.
Subd. 49. UC - Urban Commercial.
Subd. 210. RI - Rural Industrial.
Subd. 44411. UI - Urban Industrial.
Subd. 4412. PS - Public/Semi-Public.
Subd. 4-213. FP - Floodplain.
Subd. 4314. SH - Shoreland.
Subd. 4-415. SL - Sanitary Landfill.
Section 826.26.2. Suburban Residential (SR) - Purpose. The purpose of the
Suburban Residential district is to provide a district for single family detached
dwellings in areas served by sanitary sewer and water at densities which provide a
buffer between rural residential areas and those areas which have developed as
urban residential districts.

Section 826.26.3. Permitted Uses. Within the Suburban Residential district no
structure or land shall be used except for one or more of the following uses:

Single family detached residences.
Agricultural land uses, except keeping livestock.
Essential services.
Public recreation.
Home occupations in compliance with the conditions of Section 825.07,
subd. 49 of this ordinance.
Licensed residential care faciLties serving six or fewer persons.
Licensed day care facilities serving 12 or fewer persons.
Section 826.26.4. Conditional Uses. Within the Suburban Residential district, no
structure or land shall be used for the following uses except by conditional use
permit:

Subd. 8.
Subd. 9.
Local government buildings.
Churches.
Home occupations in compliance with the conditions of Section 825.07,
subd. 49.1 of this ordinance.
Cemeteries.
Privately owned parks, golf courses, driving ranges and other outdoor
recreational facilities.
Private kennels.
Mining and extraction.
Windmills or wind energy conservation systems.
Public or private schools having a course of instructions approval by
the Minnesota board of education for students enrolled in preschool
through grade 12 or any portion thereof.
Section 826.26.5. Accessory Uses. Within the Suburban Residential district the
following uses shall be permitted accessary uses:

Detached garages, storage sheds and greenhouses not exceeding 1,000
sq. ft.
Fences.
Gardening and other non-commercial horticultural uses.
Recreational equipment.
Swimming pools.
Receive only satellite dish antennas.
Solar equipment.
26.6. Lot Area, Height, Lot Width and Yard Requirements.
No building shall exceed two and one-half (2-1/2) stories or thirty (30)
feet in height.
The following minimum requirements shall be observed subject to
additional requirements, exceptions and modifications set forth in other
sections of this ordinance:

Section 826.26.7. Additional Re. uirements
Subd. 1. A11 dwellings shall have a depth of at least 20 feet for at least 50 percent
of their width. All dwellings shall have a width of at least 20 feet for
at least 50 percent of their depth.
Subd . 2 . All dwellings shall have a permanent foundation in conformance with the
Minnesota state building code.
Subd. 3. Off-street parking located outside of required setbacks shall be
provided for at least two vehicles for all single family dwellings . A
suitable location for a garage measuring at least 20 feet by 24 feet which
does not require a variance shall be provided and indicated as such on
a survey or site plan to be submitted when applying for a building
permit to construct a new dwelling or alter an existing garage.
SECTION II.
This ordinance shall become effective upon its adoption and publication.
