A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF TEMPLE CITY RECOMMENDING
A CHANGE OF ZONE IN ONE ZONE CHANGE CASE
NO. 74 -425
THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY DOES
RESOLVE AS FOLLOWS:
SECTION 1. That the Planning Commission does hereby
find, determine and declare as follows:
(a) That the Planning Commission has heretofore
initiated an amendment for a change of zone from R -3.
to R -2 for that certain real property located within
the City of Temple City, County of Los Angeles, State
of California legally described as:
Portion of Lot 3, W. H. Freer Tract, Book 3,
page 23; Lots 6 through 34, Tract No. 10260,
Book 219, p. 20; Lots 15, 21 and 22, Block A
and portions of Lots 1 and 2 and Lots 3 through
14, Block B, Tract No. 10898, Book 189, pp. 42
and 43; Lot 1, Tract No.2853.8_,_Book 799, p. 8;
Lot 1, (Tract No._31886,_Book 841, pp. 71 and 72;
Lot 1, Tract No. 29825, Book &OT, --p. 42; Lots 4
through 16, Block A and Lots 4 through 14,
Block B, Tract No. 11497, Book 207, p. 22,
Lots 5 through 8, Tract No. 12049, Book 224,
p. 21 of Maps in the Office of the County
Recorder, County of Los Angeles, State of
California;._ and
(b) That said zone change was initiated for the
purpose of bringing the zoning and land use provisions
of the General Plan relating to said real property into
consistency pursuant to Section 65860 of the Government
Code of the. State of California; and
(c) That the Planning Commission conducted a duly
noticed public hearing on such proposed amendment, that
said hearing was duly closed; and
(d) That based upon the evidence adduced at said .
hearing, the Planning Commission files and applicable
staff reports, and each member of the Commission being
familiar with the proposed site, said Commission deter-
mines that the zone change should be approved, in part,
for the following reasons:
1. That the proposed zone is compatible
with development of the surrounding area; and
2. That the proposed zone change is in
the public interest to provide a lesser density
of development in the subject area; and
3. • That the proposed zone change is com-
patible with the applicable provisions of the
General Plan of the City.

SECTION 2. That it is hereby recommended to the City
Council that the. Zoning Code of the City of Temple City be
amended to change the zoning from R -3 to R -2 for the pro -
perty located within the City of Temple City, County of Los
Angeles, State of California, legally described as follows:
Portion of Lot 3, W. H. Freer Tract, Book 3,
page 23, excluding therefrom Parcel 2 as shown
in Book 9, page 71 of Parcel Maps in the Office
of the County Recorder, and Tract 31886, Book
841, pp. 71 and 72 of Maps in the Office of the
County Recorder; Lots 8 through 34, Tract No.
10260, Book 219, p. 20; Lots 15, 21 and 22,
Block A and portions of Lots 1 and 2 and Lots 6
through 14, Block B, Tract No. 10898, Book 189,
pp. 42 and 43; Lots 4 through 16, Block A and
Lots 4 through 14, Block B, Tract, No. 11497,
Book 207, p. 22, Lots 5 through 8, Tract. No,
12049, Book 224, p. 21 of Maps in the Office
of the County Recorder, County of Los Angeles,
State of California..
SECTION 3. The Secretary shall certify to the adop-
tion of this Resolution.
