HomeMy Public PortalAboutPC Resolution 2021-09-01 Approving Major Site Plan for Barrel Storage at 416 Doc Susie AvenueFRASER PLANNING COMMISSION RESOLUTION NO. 2021-09-01 A RESOLUTION APPROVING A MAJOR SITE PLAN FOR A BARREL STORAGE ROOM TO BE LOCATED AT NORTH 416 DOC SUSIE AVENUE, TOWN OF FRASER, GRAND COUNTY, COLORADO At the regular meeting of the Fraser Planning Commission held on September 22, 2021, Barry and Debbie Young requested approval for a Major Site Plan for a Barrel Storage Building; and WHEREAS, Barry and Debbie Young are the current owners of the property; and WHEREAS, the applicant is requesting major site plan approval which would allow for the construction of a 2025 SF Barrel Storage Building to constructed at 416 N. Doc Susie Avenue in Fraser; and WHEREAS, Staff has determined that this application is in compliance with the Land Development Code of the Town of Fraser when the conditions listed below have been addressed. NOW THEREFORE BE IT RESOLVED that the Fraser Planning Commission has voted to approve a Major Site Plan for the property located at 416 N. Doc Susie Avenue with the following conditions: 1. Address Public Works/Utility comments in Adam Cwiklin email dated August 16, 2021, and Russell Pennington email dated 9/15/2021. 2. Address MPE comments in email dated 9/22/2021 from Mark Johnston. This will require a 10' horizontal separation from existing power service to the new structure. 3. A Construction Guarantee Agreement (CGA) and appropriate security shall be submitted and approved prior to building permit issuance. 4. An access and utility easement shall be recorded prior to building permit issuance. Said easement shall be 15' wide along the south property line of the front lot and have a provision in the easement for the existing curb stop belonging to the adjacent property owner to the south. 5. Property owner may be required to adhere to additional industrial pretreatment requirements per Town Code Section 13-4-30 (d and e). 6. Confirm the exterior lighting is dark sky compliant.
