A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF LYNWOOD, CALIFORNIA, ALLOWING AND APPROVING THE DEMANDS AND WARRANTS THEREFOR. 1 REGULAR ITEMS 3 INFORMATIONAL ITEMS ONLY PROJECT REVIEW BOARD ONLY 3 ALTERNATE SITE FOR THE DEVELOPMENT PROPOSED AT THE NORTHWEST CORNER JOSEPHINE STREET. Comments: OF SINGLE - FAMILY UNITS OF ATLANTIC AVENUE AND At the time of the first review, the Agency wanted to retain the northwest corner of Atlantic Avenue and Josephine Street for future construction of on /off ramps on the 105 freeway at Atlantic Avenue, the Agency has instructed staff to seek an alternative location for the development of single - family housing units. Recommendation: Staff respectfully requests the Agency's direction relative to the proposed alternative site and allow staff to further evaluate the feasibility of the project in question. CONCEPTUAL REVIEW OF A PROPOSAL TO OPERATE A FAST FOOD RESTAURANT AT 10350 LONG BEACH BOULEVARD Comments; The applicant, Nick T. Koulax, is proposing to operate a fast food establishment at the triangle located on the northeast corner of State Street and Long Beach Boulevard. The use proposed is an allowable use by the Zoning Code. Recommendation: Staff respectfully requests that the Review Board issue its direction on the subject proposal. 4. CONCEPTUAL REVIEW OF A PROPOSAL FOR A TIRE SHOP AT 12333 LOIj6 BEACH BOULEVARD Comments: The applicant, Arje Lebovits, proposes to develop a tire shop in a commercial building that at one time operated as a bar. The applicant is proposing to have a sales floor and an area that will be used for tire mounting. The use is a permitted use by the Zoning Code. Comments The developer holds title to two parcels, "A" and "B" (see attached map) within the area that the Agency wishes to retain for.future construction of on /off ramps on the 105 Freeway at Atlantic Avenue. The total square footage of the two parcels combined is 21,970 sq. ft. Staff has targeted an alternative site, parcel "C ", from the inventory of the City /Agency -owned properties. The parcel targeted is approximately 36,540 sq. ft. Staff feels that an exchange between the Agency and the Developer of the parcels would minimize expenses to the Agency. Such an exchange may prove to be a financial gain to the Agency, as the Agency's property is 14,570 sq. ft. larger than the Developers parcel, which would require the difference to be paid by the developer. The use proposed is an allowable use by the Zoning Code. Proiect Description: The proposed use is being proposed at a vacant structure that one operated as a fast food restaurant. The structure is approximately 462 sq. ft. and is situated on an irregular shaped lot of approximately 1274 sq. ft. The land use designation of the subject property is commercial, with a zoning classification of C -3 (heavy commercial). The proposed use is an allowable use within the C -3 zoning classification.
