A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF LYNWOOD AMENDING CERTAIN
CONDITIONS AS APPROVED BY THE CITY
PLANNING COMMISSION FOR TENTATIVE
PARCEL MAP NO. 22905 TO SUBDIVIDE ONE
(1) LOT INTO TWO (2) PARCELS. LOTS
' 18, 19 AND 20 Of BLOCK 8, MODJESKA
PARK, RECORDED IN BOOK 9, PAGES 142 AND
143, of maps, in the office of the
recorder of the county of Los Angeles.
WHEREAS, the Planning Commission of the City of Lynwood
pursuant to law, conducted a public hearing on the subject
application; and
WHEREAS, the Community Development Director has'
determined that the proposal is exempt from the provisions of
the State CEQA Guidelines, as amended; and
WHEREAS, the Planning Commission has carefully
considered all pertinent testimony offered in the case as
presented at the public hearing; and
WHEREAS, the preparation, filing and recordation of
Parcel Map is required for development; and
WHEREAS, on September 10, 1991, the City Planning
Commission approved Resolution No. 2389 approving Tentative
Parcel Map No. 22905, and
WHEREAS, the applicant has appealed the Tentative
' Parcel Map and requested removal of certain conditions.
NOW, THEREFORE, BE IT RESOLVED, that the City Council
of the City of Lynwood does hereby resolve as follows:
A. The subdivision meets all the applicable requirements
and conditions imposed by the State Subdivision Map
Act and the Subdivision Regulations of the Lynwood
Municipal Code.
B. The proposed subdivision of lots is consistent with
the applicable elements of the General Plan and the
Official Zoning Ordinance of the City of Lynwood.
C. Proper and reasonable provisions have been made for
adequate ingress and egress to the subdivision -of the
lot.
D. Proper and adequate provisions have been made for all
public utilities and public services, including
sewers.
' Section 1. Based upon the following recommendation of
the Community Development Director, the following conditions of
approval shall pertain to Tentative Parcel Map No. 22905 in the
R 1 (Single - Family Residential) zone.

Section 2 . A copy of this resolution shall be
delivered to the applicant.
PASSED, APPROVED AND ADOPTED at a regular meeting of
the City of Lynwood held on the 3rd day of December, 1991.

I, the undersigned City Clerk of the City of Lynwood, and Clerk of the
City Council of said City, do hereby certify that the above and foregoing
is a full, true and correct copy of Resolution No. 91 -180 on file in my office
and that said resolution was adopted on the date and by the vote therein stated.

The applicant shall meet the requirements of all other City
Departments,

2. The applicant, or his representative, shall sign a
Statement of Acceptance stating that he has read,
understands, and agrees to the conditions imposed by the
Planning Commission, before any building permits are
issued.
PLANNING DIVISION
Within twenty -four (24) months after approval or
conditional approval of Tenative Parcel Map, the subdivider
shall file with the City of Lynwood, a Final Map in
substantial conditionally approved, and in conformance with
the Subdivision Map Act and the Subdivision Regulations of
the City of Lynwood.

No grading permit or building permit shall be issued prior
to recordation of final map or another appropriate
instrument approved by the City of Lynwood, a Final Map as
approved or conditionally approved, and in conformance
with the Subdivision Map Act and the Subdivision
Regulations of the City of Lynwood.
Extension of the Tenative Map approval shall only be
considered if the applicant or his /her representative,
submits a written request for extension to the Community
Development Department stating the reasons for the request,
at least thirty (30) days before map approval is due to
expire, pursuant to, and in compliance with, Section 25 -18,
of the subdivision regulations of the City of Lynwood.
The Final Parcel Map shall be filed with the City Engineer
of the City of Lynwood.
The existing property shall be cleaned and maintained in
sanitary condition upon approval of the Tentative Parcel
Map and pending construction of the proposed addition,
and shall be maintained in a neat and orderly manner at
all times.
Submission and recordation of a parcel map to required.
10. Construct one (1) wheelchair ramp(s) at north east corner
of Plum Street and Redwood Avenue.
