HomeMy Public PortalAboutResolution 77-751 PC1 • 1 • RESOLUTION NO, 77 -751PC A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY APPROVING TENTATIVE PARCEL MAP NO. 565. THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY DOES RESOLVE AS FOLLOWS: SECTION 1. The Planning Commission finds and deter- mines that Tentative Parcel Map No. 565 has been filed to divide property located at 5522 North Gracewood Avenue into two parcels, as follows: T.nt 1 (110,257 sq. ft.) will have a 305 foot street frontage and will consist of a proposed sani- tarium and parking facilities. Lot 2 (235,389 sq. ft.) will have a 596 foot street frontage on Gracewood Avenue and will consist of the existing convalescent hospital with attendant structures and facilities. SECTION 2. Said Tentative Parcel Map is hereby approved, subject to the following conditions: 1. That, prior to the issuance of building permits, plans must be submitted for approval to eliminate the sheet overflow or elevate the floors of the buildings with no openings in the foundation walls to at least 12 inches above the finished pad grade; and, 2. That contributory drainage from adjoining properties shall be provided; and, 3. That the applicant shall consult the local Building and Safety Division of the City Engineer's office on the existing house connection sewers; and, 4. That Sewer Reconstruction Ordinance charges shall be paid to the City prior to the issuance of a building permit; and, 5. That the final parcel map shall be processed through the City Engineer's office prior to being filed with the County Recorder; and, 6. That easements shall not be granted or recorded within areas proposed to be granted, dedicated or offered for dedication for public streets or highways, access rights, building restriction rights or other easements until after the final parcel map is filed with the County Recorder unless such easements are subordinated to the proposed grant or dedication. If easements are granted after the date of tenta- tive approval, a subordination must be executed by the easement holder prior to the filing of the final parcel map; and, 76 That, if any dedications are made on the final map, the City make finding that division and development of the property in the manner set forth will not unreasonably inter- fere with the free and complete exercise of the public utility and /or public utility rights -of -way and /or easements within the parcel map; and, -1- 1 CITY OF TEMPLE CITY R- 77 -751PC 8. That, if signatures of record title interests appear on th=' final map, a preliminary guarantee shall be submitted, and a final guarantee will be required at the time of filing of the parcel map with the County Recorder. If said signatures do not appear on the final map, a pre - liminary title report /guarantee shall be required that covers the area showing all fee owners and interest holders, and the account for this preliminary title report /guarantee shall remain nnen until the final parcel map is filed with the Count'. Reco:: der; and, 9. That prior to submitting the parcel map to the City Engineer for his examination pursuant to Section 66450 of the Government Code, clearances shall be obtained from all affected departments and divisions, including a clearance from the Subdivision Section of Mapping Division of the County Engineer, for the following items: mathemati- cal accuracy, survey analysis, correctness of certificates and signatures, etc.; and, 10. That a determination shall be made that the pro- ject is in compliance with the State Environmental Quality Act of 1970, as amended; and, 11. That the findings shall be made that the project is consistent with the General Plan of the City and with the objectives, policies and general land uses specified in such a plan; and, 12. That a new fire hydrant, to be located 400 feet south of Live Oak Avenue, shall be installed pursuant to the recommendations by the Fire Department, dated April 7. 1977; and, 13. That, prior to installation of the water system, the system design shall be submitted to the City Engineer to determine if it will provide the required fire flow and duration; and, 14. That bonds of faithful performance shall be posted with the City to insure installation of the required fire hydrant facilities; and, 15. That a full -vidth sidewalk shall be constructed on Gracewood Avenue in accordance with City requirements; and, 16. That all other applicable City regulations shall be complied with and, 17. That applicant take appropriate measures to mitigate noise levels easterly to ordinance levels. SECTION 3. The Secretary shall certify to the adoption of this Resolution.
