RESOLUTION NO. 77 -759PC
A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF TEMPLE CITY APPROVING A
ZONE VARIANCE (CASE NO. 77 -508)
THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY DOES
RESOLVE:
SECTION 1. The Planning Commission finds and determines that
an application has been filed involving property at 9659 Wedgewood
Street to add to the existing R -1 dwelling on said property a new
family room and bath, which conforms to all.zoning requirements
but which is on a lot which is non - conforming as to its rear yard
setback by reason of .a pre- existing encroachment.
SECTION 2. The Planning Commission finds that the require-
ments of the Zoning Code have been met and that the property is
unique by reason of said pre - existing enroachment.
SECTION 3. Now, therefore, said variance is granted, subject
to the following conditions:
1. That the development of the subject property
shall be substantially in accordance with the plot plan
marked Exhibit "A "; and
2. That building and all other applicable City regu-
lations shall be complied with; and
3. That this variance shall expire and be of no
effect unless exercised within a period of one year from
and after the date of adoption of resolution granting the
variance; and
4. That applicant shall file, or cause to be filed,
with the City Clerk, a document which the City may record,
which shall acknowledge that the owner of the subject pro-
perty is aware of and accepts the conditions set forth in
Paragraphs 1 through 3 above, and that the subject pro-
perty, regardless of any change in ownership, is bound by
and subject to the provisions of the resolution granting
the variance and the conditions contained therein.
. SECTION 4. The Secretary of the Planning Commission shall
certify to the adoption of this resolution.
