Members Byork, Rowe, Thompson and Morris answered roll call. It was moved by Mr. Thompson, seconded by Mr. Rowe, and carried, to excuse the absence of Mr. Henning due to illness. Also present was Executive Director Gomez. SCHEDULED MATTE The Chairman announced the time had arrived to review a preliminary proposal for Project Area "A" at Long Beach Boulevard and Imperial Highway. Mr. Ernie Grossman of Alexander Haagen Development Company was present to give a proposal to the Council. The meeting recessed, then reconvened. Alexander Haagen Mr. Grossman explained that his company has been in Development co. business since 1965 building shopping centers and Mr. Ernie Grossmanthey have the ability to do a lot of work at one proposal time. They are a family business and build with pride of ownership -- they are specialists in shopping centers. He explained that before they build they would probably go through a lot of plot plans, the one presented is an illustration of what could be done. Don Giesinger from National Dollar feels there is a good market in Lynwood for his type of store. Thrifty Drug, National Dollar (and eventually perhaps Albertsons), are interested in the Lynwood area. A letter has been received indicating an interest by Von's market. With Thrifty Drug and a large market, plus four major restaurants (such as McDonald's and pizza); smaller stores will want to go in between. He did not think the entire project area could be filled with retail businesses, as there are just not enough businesses that are interested. He thought south of Sanborn would better be used for light industrial rather than residential as shown in the General Plan. Mr. Grossman stated the shopping center would have to face north. The church would have to be removed be- cause a market would need exposure to Long Beach Boulevard, and the small building next to Montgomery Ward would have to be removed. Industrial development bonds is a good way to handle development financing and he has had good UDAG participation in many of their projects. Mr. Grossman further stated he would like to have Council see their project at Slauson and Vermont and the Watts project. Mr. Gomez explained the deliberations would be concluded March 12 and sometime after that Mr. Grossman would be informed of the outcome. Mr. Giesinger expressed his faith and positive attitude for the Haagen organization. 279 0 ADJOURNMENT it was moved by Councilman Byork, seconded by Councilman Thompson, and carried, to adjourn to March 6, 1984.
