A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF TEMPLE CITY GRANTING A
CONDITIONAL USE PERMIT (NO. 83 -672).
THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY does resolve:
SECTION 1. The Planning Commission has heard an application for CUP
#83 -672 to establish a day care center at 9953 Las Tunas
Drive.
SECTION 2. The following findings are made:
1. That this is supplementary to CUP 78 -798 PC.
2. The site is adequate in size, shape, topography and
circumstances to accommodate the proposed use.
3. There is sufficient access to and from adequate streets
to meet the needs of this use.
4. The proposed use will have no adverse effect on the use,
enjoyment or valuation of adjacent property or on the
public welfare.
SECTION 3. The following conditions are attached to such approval.
1. This conditional use permit shall be to allow a day
care center for up to 47 childred within existing
buildings of the Temple City Church of the Nazarene.
2. There shall be no structural alterations made to
expand or accommodate the day care use except as
required by law.
3. The day care center shall be accessory to the primary
church use.
4. For safety reasons, the parking lot play areas shall be
enclosed with concrete walls and /or fences and gates.
Fencing shall be black wrought iron or equivalent and
shall be subject to review and approval of the Planning
Director. All fencing shall be properly maintained.
5. The hours of operation of the center shall be Monday
through Friday, 6:30 a.m. to 6:30 p.m.
6. A grass lawn play area shall be developed within the
enclosed paved play area to provide safe surface for
play apparatus.
7. Although previously required by Resolution 78 -798 PC,
but never installed, a 3 ft. high masonry wall need
not be constructed along the east edge and south
edge of the paved parking lot on the northwest corner
or Rowland and Las Tunas Drive.
8. Street trees shall be installed prior to occupancy on
the west side of Rowland north from Las Tunas as
required by Public Works Department. Type of tree
and spacing shall be the same as on the east side of
Rowland.
9. The operation of the day care center shall be in com-
pliance with all State and County requirements, in-
cluding fire and safety requirements.

10. Failure to comply or continue to comply with these
conditions may be grounds for revocation of this
conditional use permit.
11 This conditional use permit shall expire and be of
no effect unless exercised within a period of one
year from and after the date of adoption of resolution
granting the conditional use permit.
12. Applicant shall file, or cause to be filed, with the
City Clerk, a document which the City may record,
which shall acknowledge that the owner of the subject
property is aware of and accepts the conditions set
forth in paragraphs 1 through 11 above, and that the
subject property, regardless of any change in ownership,
is bound by and subject to the provisions of the reso-
lution granting the conditional use permit and the
conditions contained herein.
SECTION 4. The Secretary shall certify to the passage and adoption of
this Resolution.

of Temple City at its regular meeting held on 8th
day of February , 1983.
