AN ORDINANCE AMENDING QIAPTSR 22 OF THE MUNICIPAL CODE, BEING ORDINANCE
NO. 2325-1968, CCP MONLY MOWN AS THE ZONING ORDINANCE OF THE CITY OF
RjamND, INDIAN& ADOPTED JUNE 3, 1968, PROVIDING FOR THE REZONING OF
PROPERTY LOCATED AT 2001 U.S. 27 SOUTH FROM R-2 ONE FAMILY RESIDENCE
DISTRICT TO C-2 COMMUMY BUSINESS DISTRICT.
WHEREAS, the Zoning Map which is part of Ordinance No. 2325-1968 desig-
nates and describes as R-2 One -Family Residence District, the
property located at 2001 U.S. 27 South; and,
WHEREAS, it is the intent and purpose hereof to change the zoning classi-
fication of property located at 2001 U.S. 27 South from R-2 One -
Family Residence District to C-2 Community Business District;
and,
WHEREAS, a study of this Ordinance was conducted by the Richmond City
Plan Cammzission the 25th day of November, 1980, at which time -
remonstrances were heard from all parties interested in or
affected by this Ordinance.
WHEREAS, the vote of the Richmond City Plan Commission was ten (10) to
zero (0) in favor of recommending the passage of Ordinance No.
101-1980.
NOW 'RUT FORE BE IT ORDAINED by the Conmon Council of the City of Rich-
mond, Indiana, as follows:
SECTION 1. That the zoning classification of the property described below
be, and the same is hereby changed to C-2 Comm pity Business Dis-
trict, and that said property be regulated in accordance with the
Zoning Ordinance of the City of Richmond and all amendments there-
to.
Being a part of the Northeast Quarter of Section 17, Township
13 North, Range 1 west in Wayne Township, Wayne County, Indiana,
and being more particularly described as follows:
Beginning at a point on the east line of the Northeast Quarter
of said Section 17, said point being 675.40 feet south of the
northeast corner of said Northeast Quarter, and running thence,
from said beginning point, continuing south, along the east
line of said Northeast Quarter, 408.20 feet to an iron spike
found; thence south 87 degrees and 06 minutes west 244.50 feet
to a corner post; thence south 0 degrees and 27 minutes east
189.00 feet to a corner post; thence south 86 degrees and 00
minutes west 401.50 feet to an end fence post on the eastward
right-of-way of United States Highway Number 27; thence north-
eastwardly, along a curve to the left in said right-of-way, and
along a chord which bears north 21 degrees and 06 minutes east,
a chord distance of 679.66 feet to an iron pipe found; thence
north 89 degrees and 30 minutes east 398.56 feet to the place
of beginning, containing an area of 6.222 acres.
SUBJECT TO: The right-of-way of the Straight Line Pike, and
any easements of record.
ALSO, being a part of the Northeast Quarter of Section 17,
Township 13 North, Range 1 West, Wayne Township, Wayne County,
Indiana, and more particularly described below:
Beginning at a point in the east line of the northeast quarter
of said Section 17, said point being 361.40 feet south of the
northeast corner of said northeast quarter, and running thence,
from said beginning; point, south along the east line of said
northeast quarter, 314.00 feet; thence south 89 degrees 30
minutes west 398.56 feet to the east right-of-way line of U.S.
Highway 27; thence north 16 degrees 14 minutes 6 seconds east,
along the chord of a 5780.51 feet radius curve to the left and
along said right-of-way, an arc distance of 363.943 feet; thence
south 83 degrees 52 seconds east 298.59 feet to the place of

beginning, containing an area of 2.648 acres, more or
less.
Subject to an easement across the entire north side of the
above described tract for use as a public roadway, said
easement being described as follows: Beginning at the
northeast corner of the above described tract, and running
thence, from said beginning point, south along the east
line of said northeast quarter 55 feet; thence north 83
degrees 38 minutes west 314.40 feet to an end post in the
east right-of-way of said U.S. Highway 27; thence north-
eastwardly along the east right-of-way line of said highway
55.2 feet; thence south 83 degrees 52 minutes east 298.59
feet to the place of beginning.
SECTTON 2. This Ordinance shall be in full force and effect from and
after its passage and approval as by law required.
