HomeMy Public PortalAbout103-1980 - Zoning - 25 Bridge AvenueSPECIAL ORDINANCE NO. 103-1980 AN ORDINANCE AUTHORIZING A SPECIAL USE IN AN M-1 LICHT INDUSTRIAL DISTRICT FOR A BUSINESS AND ADMINISTRATIVE OFFICES ON PROPERTY LOCATED AT 25 BRIDM AVENUE, PURSUANT TO ARTICLES 48 AND 34.013 OF CHAPTER 22 OF THE MUNICIPAL CODE CO�tVNLY KNOWN AS THE ZONING ORDINANCE OF THE CITY OF RIC[MND, INDIANA. WHEREAS, Article 34.013 of Chapter 22 of the Municipal Code allows a business and administrative office by Special Use authorization as provided in Article 48 of said Chapter; and, WHEREAS, a notice was given and a public hearing on this Ordinance was conducted by the Ri_chtmnd City Plan Commission the 25th day of November, 1980, at which time remonstrances were heard from all parties interested in or affected by this Ordinance; and, WHEREAS, the vote of the Ric1mund City Plan Commission was ten (10) to zero (0) in favor of recommending the passage of Ordinance No. 103-1980. NOW THEREFORE BE IT ORDAINED by the Comm Council of the City of Rich- mond, Indiana as follows: SECTION 1. As provided in ARticle 34.013 of Chapter 22 of the Munici- pal Code, the following described use of the following de- scribed real estate is allowed as -a Special Use for a business and administrative office at 25 Bridge Avenue in the City of Richmond, Indiana.; more particularly described; to wit: Part of Lots 26 and 27 in I.E. Jones Addition to the City of Richmond, Indiana, part of vacated Washington Avenue in the said City of Richmond, Indiana and also a part of the South- east Quarter of Section 32, Township 14 North, Range 1 West, in the City of Richmond, Indiana., and also a part of Lots 119 and 120 Official 14ap of the City of Richmwnd, Indiana., and all being more particularly described as follows: Begin- ning at an angle in the southwestwardly side of said Washing- ton Avenue in said City of Richmond, at the southeast corner of the main factory building, said point being One Hundred Seventy-nine and Ninety-eight Hundredths (179.98) feet north fifty-two (52) degrees west, measured along the original, now vacated, south line of said Washington Avenue, from the west line of Fort Wayne Avenue, and running thence, by the following distances and directions; north fifty-two (52Y degrees west, Three Hundred Fifty-five and four tenths (355.4) feet along the southwestwardly line of said Washington Avenue as it is established on the ground and defined by the back of the sidewalk and northeastwardly side of the factory building as it is located as adjacent to said sidewalk, to a point seven (7) feet, measured at right angles from the centerline of a railroad side-track, said point being Twenty and Seventy- five Hundredths (20.75) feet north fifty-two (52) degrees west of the northeastwardly corner of said main factory building; and running thence southwardly and southeastwardly, adjacent to and Seven (7) feet east of the centerline of said side - tract; by the following distance and deflections; southwardly, by a deflection angle of One Hundred Twenty (120) degrees and Forty-seven (47) minutes to the left, Fifty-one (51) feet; thence southwardly, by a deflection angle of Seven (7) feet to a point TWo and seven Tenths (2.7) feet westwardly of said building; thence southeastwardly, by a deflection angle to the left of Thirteen (13) degrees and Fifty-two (52) minutes, Sixty-three (63) feet to a point Two and me tenth (2.1) feet westwardly of said building; thence southeastwardly, by a deflection angle to the left of Nineteen (19) degrees of Thirty-six (36) minutes, Thirty-seven (37) feet to a point SPECIAL ORDINANCE NO. 103-1980 Page 2 Thirteen and Four Tenths (13.4) feet westwardly of said build- ing, and opposite the end of another side-track which extends southeastwardly; thence eastwardly, by a deflection angle of One hundred (100) degrees and Two (02) minutes to the left, Twelve and Thirty-five Hundredths (12.35) feet to a point One and five hundredths (1.05) feet from said building and six (6) feet eastwardly at Ninety (90) degrees from the centerline of said last mentioned side-track;thence adjacent to and six (6) feet from said last mentioned side-track, the following distances and deflections; eastwardly, by a deflec- tion angle of Eighty-one (81) degrees and eleven (11) minutes to the right, Thirty (30) feet to a point One and Seventy- three Hundredths (1.73) feet westwardly from said building; thence eastwardly, by a deflection angle of Nine (09) degrees and Twenty-eight (28) minutes to the left, Thirty-one (31) feet to a point Two and Four Tenths (2.4) feet westwardly fran said building; thence eastwardly, by a deflection angle of eleven (11) degrees and Twenty-five (25) minutes to the left, Thirty (30) feet to a point Two and Thirty-eight hun- dredths (2.38) feet westwardly from said building; thence eastwardly, by a deflection angle of Eleven (11) degrees and Forty-two (42) minutes to the left, forty (40) feet to a point Two and Nine Hundredths (2.09) feet southwestwardly from said building; thence eastwardly, by a deflection angle of Eight (08) degrees and Twenty-three (23) minutes to the left, Forty-five (45) feet to a point One and Thirty-two Hundredths (1.32) feet southwestwardly from said building; thence eastwardly, by a deflection angle of Three (03) de- grees and Twenty-three (23) minutes to the left, Thirty (30) feet to a point Six and Forty-three Hundredths (6.43) feet from said side-track and One and Nine -tenths (1.9) feet from said building, said point being eight (8) feet from the center- line of a main side-track; thence eastwardly, by a deflection angle to the left of Four (04) degrees and fifty-eight (58) minutes, a distance of Seventy (70) feet to a point Eight (8) feet from the centerline of the main side-track and in the south line of original Washington Avenue, now vacated, and being One Hundred Fifty-three and Ninety-eight Hundredths (153.98) feet, north fifty-two (52) degrees west, along the south line of the vacated portion of said street from the west line of Fort Wayne Avenue; thence by a deflection angle to the left of Seventy-seven (77) degrees and Fourteen (14) minutes, a distance of Fourteen and Five Hundredths (14.05) feet to the back of the sidewalk on the southwardly line of Washington Avenue as it is established on the ground; thence westwardly, along said street, by a deflection angle to the left of Eighty-nine (89) degrees and Forty-eight (48) minutes, a distance of Twenty-one and Eighty-six Hundredths (21.86) feet to the place of beginning. SECTION 2. This Ordinance shall be in full force and effect from and after its passage and approval as by law required.
