A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF TEMPLE CITY APPROVING MINOR LOT LINE ADJUSTMENT
85 -4.
THE PLANNING COMMISSION OF THE CITY OF TEMPLE CITY DOES RESOLVE:
SECTION 1. BasecL upon a Public Hearing for a Minor Lot Line
Adjustment to relocate the property line between the lots at 5062
Sultana and 5075 -7 Sereno approximately 29.4 feet easterly, the
Planning Commission firids7
1. That the,,proposed division of land complies with all
applicable provisions of the State Map Act, including lot area,
improvement and design, floodwater drainage control, public
roads, sewer, water supply availability, and environmental
protection.
2. That no public improvements or dedications are
necessary to properly service the lots involved.
. 3. That,the: lots involved will conform to all require-
ments of the Zoning Ordinance.
4. That the proposed division of land will not result
in the creation of any new.lots, or the re- orientation of
any existing lots.
SECTION 2. Accordingly, said Minor Lot Line Adjustment is approved,
subject to the following conditions:
1. A six (6) foot high solid or view - obscuring fence or
wall shall be erected along the proposed lot line to completely
separate the two lots prior to recordation or bonding per the
approval of the Planning Director to ensure completion of con-
struction. Such fence or wall shall not include a vehicle access
gate at the driveway intersection.
2. The subject property and all structures thereon shall be
inspected by the Building and Fire Departments and shall conform
to all applicable fire and safety regulations. Any violations .
shall be corrected prior to recordation.'
3. A Grant of Waiver and Certificate of Compliance shall be
recorded with new legal descriptions for Parcels 1 and 2 within
one year.
4. The applicant shall file with the Planning Department
within 15 working days an affidavit of acceptance of all condi-
tions of approval.
5. Any new construction shall meet all applicable require-
ments of the Temple City Zoning and Building Code.
SECTION 3. The Secretary shall certify to the adoption of this
Resolution.
