HomeMy Public PortalAbout2339-1968 - Zoning - 1214 South QCity Plan Commission Case No. SU 68-5 ORDINANNCE NO. 2339-1968 AN ORDINANCE AUTHORIZING A "SPECIAL USE" IN C-4 General Business DISTRICTS OF ORDINANCE 2325-1968 ODMMONLY KNOWN AS THE ZONING ORDINANCE OF THE CITY OF RIMIADND, INDIANA APPROVED JUNE 3, 1968 BE IT ORDAINED by the Common Council of the City of Richmond, Indiana, as follows: SECTION 1. As provided in Article 33, Section 33.012 and Article 48 of Ordinance 2325 commonly known as the Zoning Ordinance of the City of Richmond, Indiana the following described real estate is allowed as a Special Use to wit: 135 Mobile Home Part with office and laundry to be located at 1214 South "Q" Street, Richmond, Indiana. A part of the northwest quarter of Section nine (9), Township thirteen (13), Range one (1) West: Beginning at a point in the south line of said quarter section sixty-six and eighty-nine hundredths (66.89) rods; west of the southeast corner of said quarter section, and running thence north forty and seventy- one hundredths (40.71) rods; thence west ninety and ninety-six hundredths (90.96) rods to a point two and nineteen hundredths (2.19) rods east of the west line of said quarter Section; thence south ten (10) degrees east twenty-two (22) rods; thence south twenty-two (22) degrees twenty (20) minutes east six and seventy- eight hundredths (6.78) rods; thence south thirty and one-half (30zZ) degrees east fourteen and seventy-three hundredths (14.73) rods to the south line of said quarter Section; thence east seventy-five and ninety-six hundredths (75.96) rods to the place of beginning, containing twenty-one and fifty-six hundredths (21.56) acres, more or less. SECTION 2. As a condition of the aforesaid Special Use and as an additional restriction on said use, the following requirements shall hereafter and at all times be met by the owner, leasee or any other person, firm or corporation using such real estate. A. All property lines abutting; residential areas be effectively screened with a dense shrub, trees or decorative fence. B. All land not used for mobile homes, parking, streets or other buildings be grassed and landscaped. C. All interior streets be lighted. D. That all requirements of the Zoning Ordinance as it relates to mobile home parks be met for construction and operation. E. That any surface water drainage problems arising on the described real estate shall be resolved subject to the approval of the City Engineer; and recommends and certifies the said approval to the Common, Council for action as provided by law. SECTION 3. The Zoning Administrator of the City of Richmond is hereby authorized and directed, upon enactment and publication of this ordinance, to record and approve the issuance of a permit for the establishment of the use herein allowed. SECTION 4. This ordinance shall be in full force and effect from and after its passage, approval by the Mayor and publications as by law required.
