The basis of bearings is the GPS derived line between
1/4 corner and S1/16 corner common to Sections 3
CO
Ties were surveyed with Topcon GR-5 base and rover units and a
Nikon 3" total station. GPS base control points were located from the
nearest HARN and/or observations with solutions from NGS OPUS CORS.
The distances shown are ground distances using a scale factor of
1.000302 originating at the published origin for the MGG. Azimuths
are grid azimuths and elevations are derived from the Geoid 12a model.

Vertical Datum NAVD 88
This record of survey was done to show the split of the 8.210 acre Swan Family
Properties LLC into two equal parcels. The southerly boundary of both new parcels
will have substantial frontage on Flynn Lane and a 12 foot wide public utility
easement will be provided along it's entire length.
